2nd phase is stack 16... 1.443K is really quite a big jump as I knew the 1sh phase 1+1 was 1.25K for 7th floor...

I am pleasantly surprised as I tot tat UOL may not be able to sell those units facing MSCP. mind u...its really close..some of them probably less den 10m away from the carpark...

Yah. The invasion of the MM units to keep high high PSF in city and city fringe areas :) It works - despite the super high PSF, they are the ones to sell out first. It also shows the majority of investors are not the deep pocket ones - typical middle class or upper middle class Singaporean.

Did the Geylang River overflow its banks (pun intended) behind DR and WaterBank during the heavy downpour last Saturday? If it did, then at least the government has taken steps to rectify the problems.

In today's Business Times, it was reported,

"...Areas slated for upgrading soon include Geylang River and the downstream stretch of Rochor canal."

Another side note, it seems that finally the Grand Old Dame, the National Stadium, will be demolished and the new Sports Hub will be built..

So it seems that when WB gets its TOP in 2014, the area will be "done with" ;)

the key lies in the kallang riverside development. once govt decide to sell the land over there, shd expect prices to hit 2000psf and will have a spillover effect for lavender/dakota condos:D

the problem is WHEN?

my seniors were telling me tat lakeside development was oredi announced in 1996/97....:scared-3: isit true?

Please dont quote me..I read in this forum, cant remember which thread, that someone mentioned that the former army camp along Old Airport Road was earmarked for a shopping centre or sorts....Can anyone confirm...

Even if its not gonna be a shopping centre, it would be interesting to know what the govt plans to do on this massive site...

Better still, what would you like to have/suggest if you are given the task to develop the former army camp.

I would like to vouch for a Katong Mall-like type of shopping mall, not so big scale like Parkway Parade...

got chance for a mall as the vacant army camp is just next to dakota mrt. success rate for a mall next to mrt is vy high. if comes true, HUAT ARGH!:D ...better still..with condo on top of it so tat can push up the prices higher!:D btw, tat piece of land shd be under D15 rite considering dunman rd?

there is no nid for a park over there as residents can jog along the geylang river...quite nice...i jog b4:D

I relook at the new Sportshub map. there is a shopping centre in between of the stadium and indoor stadium.

Hope they make the whole area more like a park so that we wb ppl can go there for a walk.

House on stilts may become popular. HDB has been applying them (void decks) for many years. The upgraded lift will be a problem when it floods as they are on the ground level. Garment has realized this some years ago as they have raised the flood levels in the design of substation. Good luck to those condos in Bukit Timah with basements.

Just read a Feng shui book which says that "Avoid houses on stilts", bad feng shui. Even those on top of multi-storey car parks are considered to be in same category.


House on stilts may become popular. HDB has been applying them (void decks) for many years. The upgraded lift will be a problem when it floods as they are on the ground level. Garment has realized this some years ago as they have raised the flood levels in the design of substation. Good luck to those condos in Bukit Timah with basements.

No need to depend on the Chinese. You just look at the very interesting HDB situation and you will know that the property market will continue moving up.

When buyers want to buy an HDB flat in Marine Parade, the Government offers a flat in Punggol; when buyers want a flat in Toa Payoh, the Government offers a flat in Bukit Panjang; when buyers want a flat in Clementi, the Government offers a flat in Sengkang.

Whereas private condos have new land sales and supplies coming, there is nothing for HDB other than some SERS here and there.

Hence anyone who wants a flat in a matured estate and doesn't want those outlying areas have no choice but to fork out higher and higher COV to get the old uncles and aunties to vacate their flats.

Wondering if the floor level does really matters also.....my thoughts:
1. high floor no view or blocked - not good
2. high floor pool view - not good (view too small can't really see anything)
3. low floor pool view - good (perhaps have resort feel)
4. high floor unblocked view - good
5. high floor partly blocked view or just a small see through "gap" - no good
6. low floor unblocked view - good

nowadays due to smaller plot size, projects are getting more complicated in terms of layout etc. Unlike in the past, developers now sell at psf that can jump and swings quite widely depending on floor, facing etc.

So, theoretically, HDB EC becomes similar to Condo after 5yrs and therefore, Mass market condo OCR pricing should be slightly above the EC.

4) OCR Mass Market Condo - Around $900-1000psf (for new ones), put in a 10% premium for being near MRT or is FH.

For RCR, if we do the same comparison of RCR HDB versus RCR Condo, we should get RCR Mass Market condo of around priced at a premium again for being nearer to city, add another 10% to base price of Mass market condo - Around $1100psf - $1200psf(if near MRT)

Yup. I agreed. That's why I only stopped at RCR for comparison.
I believe home affordability is mainly based on the income level of the population and this is indirectly reflected on the demand of HDB at a particular pricing. Comparison will then be more meaningful as HDB upgraders (which form the 80% based of the housing market) will be thinking of the jump from HDB pricing to mass market condo.

For CCR which consists of mostly mid-tier and high-end, that one is not dictated by income level but rather the wealth level of the individual. So this one is hard to quantify and is mainly a judgement call on what type of foreign investors are coming to singapore. I'm figuring this one out.

but nite time.. with the lighting, the place do have that resort feel.. Probably because it's dark everywhere and you will focus on the landscape.

Demolition of the National Stadium, which sits on the site, will begin in October, and the new facility will open its doors by April 2014.


When completed, the Sports Hub will include a 55,000-seat National Stadium with a retractable roof, a 6,000-seat indoor aquatics arena, about 41,000 square metres of business, commercial and retail space, and a sports institute.


There will also be a sports library and sports museum, as well as other amenities including a volleyball court, rock-climbing wall, hard courts, a skate park and state-of-the-art training and sports recovery facilities, among others.

Come 2014, it will be interesting and exciting times indeed...

This will definitely add sparkles and bring life to the surrounding developments in the Tanjong Rhu and the Dakota areas; Dakota Residences and WaterBank.....

not all units will be caveated if bot direct from developers as its quite safe not to lodge a caveat...unlike resale, ALWAYS make sure ur lawyer lodge caveat for u !

i bot some direct from developers, also cant find my caveat even though banks lodge a caveat for me....i wanted to noe y also...haha

SINGAPORE: National water agency PUB is investing S$37.8 million to make improvements to the Geylang River under the Active, Beautiful, Clean (ABC) Waters programme.

PUB said this would benefit residents in the Dunman Road and Guillemard Road areas.

The river would feature architectural and landscaping designs, in line with the theme of "delighting in simple pleasures".

PUB said the design elements would be reflective of the area's heritage, such as a Songket-inspired paving design, and shelters and trellis spotting an interpretative style of stilts-and-posts, along the river bank.

Besides incorporating ABC Waters features along the 830-metre stretch from Dunman Road to Guillemard Road, the project also includes a widening of the stretch of river as part of drainage improvement.

Another key feature of the project is a rain garden to demonstrate the connection among water, nature and people.

The works would be carried out by Koh Brothers Building & Civil Engineering Contractor, who was awarded the contract.

It's scheduled to be completed by May 2013.

I believe they r subjected to 1 yr SSD. Which I guess most of them r holding till Mar/Apr 2011.

With Lakefront at far western Singapore also selling for S$1,100psf, isnt Waterbank a much better deal => 10 mins drive/ MRT to CBD + unblocked East Coast/Marina Bay city view on high floors for most units. No wonder Dakota Residences have some big units transacting at S$1500psf already.... Just a passing thought.

even despite the supposed clean up at the other side for clarke quay, robertson quay all the way up to rivergate area, its still murky brown, so i doubt much can be done.

Well, it has been reported that KT after having been closed for over 3 years, the site will soon be launched for tender..

Another plus factor for the general area there...

a 1141 sq ft unit sold for $1.415m, $1240psf not bad...

Apparently, WB is a 100% sold out project, but based on URA's site, total transactions so far only shows 570. WB is a 616 unit development, anyone care to comment why the balance of 46 sales/transactions not lodged?

Correct me if I am wrong, Block 70 is on the right and the other block should be Block 76.

At the rate its being constructed, TOP should be in between late 2012 and 1st half 2013.

Have u seen southbank? Worse den some mass market quality but prices keep hitting new high after TOP.... whereas better quality like lumiere prices stay stagnant..... Location n view comes first.... Build quality become more impt later on

one with mrt another is not so near.


there are 2 types of 3 bedder layout in wb. you can compare both and evaluate based on ur criteria.
