yup, went up with some of my buyers before.
And confirmed that that the levels are exactly the same..
seems that the higher ceiling height does not help. :(

Confirmed no smell..
The longkang is filled with seawater every day to the brim... i've never seen it dry like other long kangs.

Great....how much do you think 3 bedder owner ssould be asking?

On average, buyers are giving offers of 1.6M - 1.65

So I would say that would be a price that owners can look out for.
But of course, for units above 15 with dual views, the owners all asking for $1500 psf.

I got units that are on the high floor (above 15) facin the river but no dual views but can close at $1.6M @ 13XXpsf. But some buyers prefer stack 11/15/18 due to the dual views it can get (one of the selling points)

Base on these, why dont you tell me what a 3 bedder should be looking for?

Even the 4 bedrooms i cannot find a seller above #15 for my buyer.



Anyway, what i actually meant was the feel when you are sitting in your living room/dining room.

Imagine watching TV.. you turn your head to the right, unblock. Turn your head to the left, unblock... and you get a "single loading" sort of feel. And wind flows in from the dining room window right out the balcony.. gonna be very windy as well..

Yes, the developer reckons that a fair number of units will be tenanted

out, so unlikely all tenants will drive.

I would think that developers would take this risk only if the MRT is within walking distance to their projects, like in WB.

It highlighted both Dakota Residences and WaterBank and the price movements since launch and present.

In it, it was reported tha TOP for WB would be end 2012.

But since a forumer checked with UOL, then his words will be more reliable then.

Ya... i was at Kallang Airport market to tabao char kway teow, then this Ah Lao was chasing my car from behind, flagging me down and asking me to go to the showflat saying there was a soft launch then.

Threw in my 1st cheque to bid for a unit, and was told 5min later that all units in the stack taken up. Shortly later, agent rushed over and told me a 2nd stack was just released, ask me to quickly threw in my second cheque... got my unit without even knowing the facing/floor etc. LOL

How much u think can rent? If the estimated yield based on your rental target is around 3% think can let go and take profits haha. But smallish 2rm is a gd keep for passive income :)

I est around 3.5k and that would be at least 4% rental yield. I love the location so don't think I will let go, unless there is another project which I like better. May keep it as a weekend home for friends and family gatherings if rental is really bad. Will be a perfect place for my mum to hold her regular class gatherings since the location is pretty central and the aunties could commute easily by MRT

Yes TOP shld be around apr/may 2013, developers has yet to ask for the 55-60% payment.. So anything can happen to the market during the next 5 to 6 mths. Am prep for worst case scenario too

LH or FH doesnt really matter in my opinion. FH on a small plot of land doesnt necc mean it will fetch higher rental or capital gain eventually.

Bro, wise choice and good calculation and a good hit-run indeed (for the 25% rise) !. I bet your FH possible enbloc must be in a good possible location. $200K extra for that 330 sq feet may mean more $$$ when enbloc in future as it is FH.

Its stack 11, but strangely caveat not lodged yet by buyer...as far as I know from what my agent told me, buyer is a 30+ Singaporean couple.

Hello everyone, I have a studio at WB but I am a pretty newbie in rental. Just wondering, should I sell or rent? If I rent, how much can it fetch? I checked through ura website and saw that even caspian studio facing mrt tracks can rent out at 3.5k but average around 3k+. Even optima is renting out at 3.2k on average and double bay is also > 3k. Caspian is 463 sq ft and optima is 484 if I am not wrong. Even alexis 300+ sq ft can rent out > 3k. So WB being a bigger studio and city fringe unit, can I expect something like citylights rental of > 3.5k conservatively?

In fact, Icon and citylights rental are not much difference and I find it strange.

I can't decide because agents have been calling me and one offer me a big cheque. Mine is stack 1 high floor (> 15) and stack 1 is the only unblocked studio stack in WB. That is the reason why I buy stack 1 of course. I was offered 820k but I rejected but the agent ask me to consider because it is a good price and profit because I am first buyer. Can any experienced people here give me the pros and cons? My friend (a property agent) ask me to hold after TOP because people can see the high floor view of kallang basin and should get > 900k since prices will move up after TOP. I am in a dilemma now of selling at 820k or wait till 900k or rent out long term.

You should PM zeamybro since he is Lease X plus vested in WB. He will be the best consultant to you.

As for the 2nd part of your query, dilemma indeed. The agent is correct. You should wait until AFTER getting keys to show your potential buyer the view. PROVIDED you are confident of the finishing and quality of the project. It can be a double edged sword. I suggest you sneak in (wear a protective helmet please) to check out this aspect. But please don't quote me if anything happens to you.

Competition wise, you should be fairly advantaged since you say you are on high floor plus the only good studio stack.

Also, unless you have another unit (replacement) in mind, cashing it out without knowing what next to do with the money is also not recommended.

Actually I am also in a dilemma, to sell or to keep, cos the agents are indeed very fierce and pro-active in finding sellers with BIG BIG cheques. But i guess most owners are unmoved (greed lor ... later crash then all chui xin gan). And also the fact that if sell liao money and buy new one will be subjected to SSD and ABSD (Wb owners not affected in 2010).

For newly TOP projects, it may take a longer time to find tenants. Imagine a single project has close to 100 units of 1BR and 100 units of 1+1, where to find a contingent of 200 ready tenants to fill the units? One way to get your tenant fast is to try asking for your keys earlier than your competitors (subject to developer's approval but i managed to do it once before for another project), or you ask for a lower rental.

I will be keeping it for about one year as what Rosy has advised. Need to test water the market first. But most units would have river /landed housing view, including all the 1+1, so those facing the main roads ones may not appeal as much after TOP when potential buyers get to see the actual product and compare.

This kind of outcome implies that most buyers are buying for investment and not own stay.

But if Echelon is selling 800 to 1M for studio, then people should hold WB till it TOP. Echelon and WB are both city fringe condos and are very close to city.

I haven't seen WB yet but based on my iOS6 Apple map, it is less than 1 min walk to MRT so I think that is a plus point. Also, it is 5 mins drive to Suntec or East Coast so it is pretty centralise. I think circle is pretty ok also at Dakota. A few stops to suntec or MBS only.

In fact, for those who know about city fringe condos, those that are within 5 mins walk to MRT are transacting around 950k. WB falls into this category so I will say hold till TOP if you want to sell. Even for rental, I think it will be 3.5 to 4k. I am just using citylights and southbank as a guide. Like what you all say, even Caspian can hit 3.5k so I don't see a problem for rental.

investors tend to go for the cheapest, which means the low floor ones... was told Echelon most of 1 and 2 bedders are bought by investors.

I haven't seen WB yet but based on my iOS6 Apple map, it is less than 1 min walk to MRT so I think that is a plus point. Also, it is 5 mins drive to Suntec or East Coast so it is pretty centralise. I think circle is pretty ok also at Dakota. A few stops to suntec or MBS only.

In fact, for those who know about city fringe condos, those that are within 5 mins walk to MRT are transacting around 950k. WB falls into this category so I will say hold till TOP if you want to sell. Even for rental, I think it will be 3.5 to 4k. I am just using citylights and southbank as a guide. Like what you all say, even Caspian can hit 3.5k so I don't see a problem for rental.

And usually, projects will go up in prices 1 to 2 months before TOP. And another 1 more rise after TOP. Is WB going to TOP any time soon?

For studio, there are only 4 stacks. 1, 4, 27 and 30.

1 is overlooking the school so will be unblocked from 5th floor onwards
4 is facing inwards. Totally blocked
27 is facing HDB so even at 18th floor, you will be looking at rooftop. The HDB is 14th storey high and some are double storey units so it is better to go down to take a look
30 is facing inwards but at least you have partial unblocked view if you go near the windows or out at balcony

SMRT Alpha is a newly formed joint venture between the subsidiaries of SMRT and NTUC FairPrice, formed to promote Singapore as a sport and lifestyle hub.

Oh the fridge package I saw was at Harvey Norman but I believe it shld be available at all outlets as its a Samsung promotion (Samsung tv plus fridge). Earlier on I got a similar package but its Samsung fridge + vacuum cleaner + microwave oven.

The washer/dryer package deal was from Mega Store. Can't remember the brand, but it was $1199 for the 2 items.

As for curtains, my lobang is not value of money, so I won't recommend. I am keeping a look out too myself. Maybe East Lover has good lobang .....

Talking about TV, my friend bought a 32" panasonic LCD TV last yr which was on promotion, and it broke down exactly on the 13th month, no more warranty :D

Yes.... once you sell, the next house will have to pay 7-10% ABSD......

Waterbank owners should be amongst the last batch of flippers before the 16% SSD CM came in .... so there might still be some joint-owners who would want to dispose off their units at WB as they are unwilling to take up the hassle of managing rentals.

There could also be a handful of them who have been using cash to made the progressive payments thus far (their initial intention is to flip before TOP). This grp of owners may wish to sell off their units as they dont wanna take up the housing loans.

There was an eCo (tanah merah) that was sold at 1,7xx psf. I don't know what is the buyer thinking.

By the way, if work at raffles place, what's the easy way to go from WB? walk from suntec to city hall to take east-west line?

Sis, i think a more direct way is to take circle line to Marina Bay MRT then change to red line 1 stop u can reach Raffles Place MRT... otherwise there shld be quite a number of direct buses from Old Airport market that goes directly to Raffles Place in less than 15min.
