On propertyguru, there are many sellers askig for such high psf.
Sellers can quote whatever prices, but bottomline is, doable or not???
So far, the highest psf is that of S$1402 for a 1141 sq ft unit..
My 2 :2cents: worth..

they are starting to build the mcsp . those blocks on the east are mostly reached tthe 19th flr, they are doing those facing river n blocks besides DR also more then half way.
but interior may take a while to complete...usually like that, they put further TOP date in case something happen, see what happen to gilstead

I think it is just not the sheer voulume of houses that will TOP in 2013 that will lead to a fall in the property prices in Singapore.
It has to be a confluence of other reasons namely world economy deteriorating, higher interests rates, local housing policies and of course the record number of units available in 2013.
Having said that, I reckon WB would be "slightly" better off in that its location (just outside city and proximity to MRT) will somehow be buffeted to a certain extent.
Compared to launches that took place after WB, those are launched at record or near record levels.

Sorry, I think I need to clarify further.
There are maybe 3 blocks that have balconies facing the landed properties (sure no blockages) and their room's windows facing the HDB blocks. I am referring to the views here...
I tend to agree with acevian too...I can imagine those units having crosswinds and no blockages at all..

it was quite hot! i still remember PH all sold out quickly...got a buyer come in only want to see PH...heard its sold out U turn and left! hahaha...
all the 1+study sold out before launch. demand was very high due to the good facing for such small units. usually small units get lousy facing one...
dakota res (DR) next door just TOP but don't have 1 or 1+study so obviously demand was very high. cos of WB DR prices went up to $1100+psf or more... stacks 27 and 30 launched earlier...almost sold out then stacks 1 and 4 released...
last unit was #01-31...left unsold for a while...but also snapped up in the end...

1+ study are stacks 8, 13, 16, 21 and 24. Stacks 13 and 21 can see MBS if high enough (maybe #8 and above but I cannot be sure on this). Stacks 8, 16 and 24 face towards Playground @ Big Splash. all 1+study units above #12 i'm confident can see pocket sea view.
The houses towards the south are all landed so nothing high to block view.
Carpark is 6 storey high, but beyond that is HDB flat #12 high... only blk 70 is facing broadrick sec so quite unblocked for lower floors. so i will prefer the views to the south rather than the north. just too bad my loan approval came too late and all 1+study sold out already. i had to settle for stack 27 high floor to clear the HDB block. stacks 4 and 30 face the next block. stack 1 was launched later so the psf was higher than stack 27 (note that stack 1 lower floors unblocked as compared to stack 27).

The WB buyers are amongst the last batch of flippers as they were still not tied down by many of the CMS, including the 4yr SSD. So likely there will be more subsales towards TOP.
Bigger units should have good demands as many families would be interested to buy them for own stay after TOP. Smaller units may not appeal as much to investors in view of the many CMs in place ....

This whole area needs rejuvenation, added vibrancy and new landmarks, apart from the Sports Hub. Having just the hawker centre and NTUC bring in just "certain" hours of vibrancy and thats it.
I dare say its the convenience of having the MRT station at your doorsteps and the superb location at the city fringe that is holding up the price.
Just wonder what are the plans for the now vacant huge former army camp site..

at that time, i was also hesitating. Went round island to look at all the deals within my budget and advice given was to go for new launch at that time.
also found this one within and below my budget. since i don't drive a car to work, mrt factor is very important and even more important when it is sheltered all the way and less then a few steps of walk. The train ride wld be even more fantastic , less then 4 stops to city ....why do i wan to go to punggol / sengkang....
one more point,,, the no bay window layout is very good at that time. Nothing beats this feature even if developer give other freebies . I very practical...

You have to be 15 floors and above to clear the HDB blocks.
I went up there and used a laser pointer + balancer to confirm. :)
