no lah blk 75 stack 08 has no reversior view, no quarry viewn, not even pool view, but having noise from tennis court. The only view may have could be the pocket pool view in Tropica as it's facing Tropica blk 63 :)

And it near the dropoff point, so could be noisy also.

that explains why psf so low??? relax!

No matter which stack this is, 7xxpsf for a 10th floor is way too cheap.. Nowadays only ECs sell at this kind of price.. Should be typo lah.. Otherwise it's really a steal, must go grab..

There are rumors prices are dropping and interest rates are going up. US economy also heading down. Could it be desperate sales on SL part knowing what will come next?!?!?

By right prices are still climbing leh, esp new launch.. If US economy is heading down, then interest rates will stay low for a longer time, and not rise..

u just need to put in the project name in the My Organiser and Streetsine will send u an email each day to inform the latest unit/s on sale PLUS providing u with the latest 3 transacted details (incl block, floor and stack number). But it only sends u one email each day with max 9 sale units. So if one particular project happens to have 9 new units on sale that day, then the email will be filled with details of that project alone. :beats-me-man:

But it will take turn la - meaning next day u sure will receive details of other projects.

On the low psf - could it be the yi-ma or gu-chay relatives who bought from the developer? Saw it in URA caveat lodged also.

EC is not really bought from HDB. Developers sell it just like how they sell private condos. But EC comes with HDB rules, ie 5 year MOP, because HDB provides 30k grant to first-timer or exempted resale levy (around 40k or so) for second timer, and because ECs are normally cheaper as there is 10k income ceiling restriction.

Private apartment have less facilities? Based on my limited experience of iproperty and propertyguru searching, so far almost all 'apartment' have nearly everything that a normal condo have.

Is 'apartment' an old norm ten years ago? Now I seldom see any new 'apartment' launched.:spliff:

Would very much like to help you but I don't hv the resources bro. I use the property transaction over my iPhone and sort it out based on ascending order/price psf.

Based on what I see. Apart from those penthouse in the range of 550-600psf. There are some units at 600plus psf too.

However most are above 850psf. Maybe I also wrong. Hehe. :D

600 plus psf is OMG in this era.. Some ECs don't even have this price.. When you guys bought, never ask your agent about the price of those stacks? 600 plus is incredible..

When this development was launched, SL big bosses and relatives plus Orange Tee directors and agents all whack the reservoir view already. They also mentioned the units that they have purchased. Maybe their kakis buy so get disc. Family members and relatives as I know need to declare. Maybe I'm wrong.

Buy already. Just sit down and wait for TOP lah. What to do?:confused:

Then how much discount the buyer can get will be up to their skill to negotiate from the publish rate.With no knowledge of unsold unit prices, I boldly made offers as high as 9% off the asking and was successful before but of course must look at market rate. The current market rate where people are flocking to showflats at some places, it is unlikely. Can try 5% though or slightly above whatever discounts developer is giving... :p

Yup beside Caltex. I think Tampines itself won't be that cheap lah. Can't say for sure. We'll know in a few months time. Even the Waterfront series were marketed using the amenities of Tampines. :D

I got the recommendation from one of the agents (my son's friend) only in early March but he is not the one who is marketing the project, so I think the commission will be shared between the 2 agents if I happen to buy. I like their layout and reservoir view. It is a shame that I miss the boat, sighhhhh.... :banghead: Facing the HDB view still acceptable for me but not the rubbish chute. :tsk-tsk:

Preview was on 18 and 19 November 2010. That weekend many were snapped up already (those pretty reservoir facing). I font think there's really a dustbin facing unit. Close maybe but I think it's over exaggerated by the salesperson.

Yes, the bin centre is immediately on the left side of the entrance. The stack nearest it is stk45. I think if you're on the low flr of this stk or even stk48, you'd probably get the smell when they clear the bin centre :beats-me-man:

If they like the development, I think the collection probably won't last longer than 15min. Still not that bad but if can be avoided better still la. :D

I don't think there is a sophisticated system to link the bin chambers below each block to the bin centre...most likely its manual dragging by brute force or by those electric powered vehicle :D...depends on the cleaning contractor.

i believe most condos are the same ...

they need to be collected .. transported to a holding area ...and then to be emptied into the rubbish truck ..

i dont think smell is the issue ... most like noise every morning
when the bins are gather ...these tend to be meta bins ... when they are loaded to be emptied by the rubbish truck ..that part can be very noisy ...

over time i am sure there will be rats and roaches ...

True. Part and parcel of life. My parents still on the second floor here in a Tampines HDB. Still oklah. Smelly for a short while in the morning after that subside within few minutes. Still survive for the past 27yrs. :D Hehe:o

i dont believe there is any condo in spore or asia where you throw your rubbish down the chute and it gets transported by some hidden underground conveyor belts that moves it to somewhere , to be finalised disposed of .... and that nobody would see the whole process

Yes - have. Not conveyor belt but pneumatic system. Suck rubbish from each block regularly and transport them to the central rubbish collection centre. So the residents don't see people collect rubbish nor the trucks unless the block is near the bin centre. Quite neat.

Some projects' pipes are visible so it can be noisy too. Some are built underground so the sound is buried. CDL's have them.

Tropica has rubbish center. if you walk out through the side door, you have to pass the bin center, not that smelly if they are not working...

but hoh, blk 51 is so near to the bin center but still can transact at high price. i think just close the window of the room facing that can do. no problem lah ...

One if the Orchard Rd condo if I not wrong lost arnd 700+k leh.

At least WV still make despite the final loss. Didn't lose tt much and still listed under those that make $$$ mah. Must be positive.

some things i dun like about tamp st 82: once in a few weeks there will be song ka cos a lot of old people staying there.. and there are carpark problems there too, not enough slots.. the flats look really old also..

I think in future (maybe after 2020) there is a good chance a MRT line could be added linking the Quarry Park, the potential new BTOs/DBSS/EC along the outskirts of Tampines, the UWC, Ikea/Giant, and towards the Sengkang Punggol areas where the trains have not tapped.

Maybe we should go to Minister Lui for this! :D

Like the actual showroom, there seems to be done discrepancies. Only after the showroom gas been demolished will the detailed floorplan be out. That's my take for this issue.

SL also mentioned about the rise in construction costs. We have no idea what materials they will be using. Already no free fridge etc. If the compromise further we won't know also. What can we do about it? Even the brand and model of the aircon also we don't know agree?

Upon finding the layout for your unit (which is actually the layout for your entire floor), the officer will help you print out an A2 size copy.

Fee Payable : $20 (search fee) + $25 (photocopy fee) + $4 (per page) for printing the layout.

Anyway it still a long way. Some may have already offload their units before TOP. :)

For Waterview, there should be more for own stay than investors. Likely to have mire senior citizens too compared to other developments. Buyers from the East side especially those who are familiar with the area.

I believe that's the only possible place you can put the piano should it be a huge one. I woke up with old sweat at night thinking that my antique furniture hv to go due to space.

It's a headache and after the detailed measurements and planning, managed to put them in with a few pending pieces which I probably hv to sell.

I then realised that I'm no architect and forgot the doors are swinging and this means less space for that little area which requires the "swinging" motion.

That's the dilemma I'm still having till today. All I know and am happy about is that I didn't jump into the wrong boat and everything about the development is right.

Each time I steppedibto the showflat, it makes me proud if what I hv purchased. Until the much dreaded floorplan issue come to play.

Well, the dates pointing to 2013. If it turns out like the way I was made to see and feel then migration will follow. Else, the beautiful place might have to go for I can't bear to lose my collection in any way. HDB it shall be. Hehe. :D

i think if your HDB not stay more than 5 years, you can only have 1 choices - either HDB or private. but after, you can buy as many as you can afford?:) anyway we bought from open market, not take any loan from HDB, so no issue at all...

Glad you guys brought this up. I was told some time ago by some agents that although one has a condo and HDB, we can only stay in HDB and rent out the condo. Is it true?

nowadays anyone can be agent... anyhow say... to play safe, go check HDB website, or even write to them for clarification.

as long as you stay more than 5 years, you will be safe.:)

Different agents hv different theories. I hv stayed in my HDB for 10yrs already but told me only can buy one private property. Dunno theory from which book also. Haha. :D

Haha yup, Condo developer also subcontract to normal construction company which also builds HDB. :D
