I finally visit the WF Isle showflat. I have to say that FEO really spent a lot on ID, our WV really like HDB DBSS :mad:

Did you notice that except MBR, none of the room dear to put queen size bed... they put a lot of effor on converting the baywindows into usuable stuff, very creative :cool:

SL must earned a lot from WV - save money in ID, in marble floor, in oven, in fredge, in washer for 696 units! no wonder they can start to work now!

Hehe. I took a stroll to The Manhattan on the other hand today. Very good layout. Proper and delicious, just like WV. Logic to purchase this place but the thing for me is... condo facing road. Alamak. Thais is the thing. I'm very into view when it comes to condo.

Other than that, units too close together unless facing the private properties. But then, what's there too look at. But like many, the MRT just rolling beside it and Eastpoint will be plus. So at 1200 thereabouts, it sure it selling like nasi lemak.

I was there yesterday, agree on your point that the layout is good. Just find it strange to see 2 small panel of folding windows in kitchen like those found in the older HDB, and also the bedroom flooring is laminated wood. Did you pick up the brochure? Noticed the gym is able to see the living and bedrooms of nearby units?

Back on WV, yeah I also saw those hardworking contractors at work.

Yup noticed that too but if you ask me to pick, I'd prefer their layout to any of the waterfront series. Just that waterfront has a nice view. So there goes the fairytale of life... Win some, lose some.

After all and cooling measures or what nots and ppl still piling up the showrooms, without any doubt at arnd 900psf, WV is alrightlah. View plus good squarish layout. Minus MRT and marble flooring, obens and fridge and not forgetting the wet kitchen balcony!!!:D :o :D

I'm heading to reservoir now. Trying to take a perp at the progress. Hehe. :D

wow, our WV $888 psf like a steal comparing with "Manhattan" price ;). yes WV constractors are working day and night now, sooner we will receive a 10% payment request for foundation completion :o

Don't be tricked by the showflat furniture lah. Actually I prefer if developers just show the REAL THING when pple collect their keys - what u see is wat u get. Just show the customers the stuff that are included and exclude all other stuff that is NOT included. So all walls, pillars, doors that comes with the real thing should be included and exclude others. All these renovation costs on the showflat is obviously bourne by the buyers anyway. The ironic part is many developers exclude the real stuff e.g. doors and pillars and include a lot of frills that is not part of the deal.

I find it rather weird that they do not hv the detailed floor plans to the correct measurement. Else how could they even built the showflat?

Could it be possible that there's discrepancies in the original from the one they showed us? I hope not. This is worrying. :confused:

SL's DBSS showflat will b opened soon I think for sale. Then up next will the EC at Tampines Avenue 8 in a few mnths time. Now Tampines Central 7 site also put up for sale.

Tampines is SL's favourite. I'm sure they'll get the winning bid. Wonder what's the price like. So many condos everywhere all of a sudden. Every little space is cleared for housing!!!:D

I'm actually more worried than not now. Is what we see over at the showflat the true dimensions or was it made to look bigger than expected to lure people to buy WV? Possible? I'm not sure myself.

I don't want to get a rude shock upon TOP and realise that the unit we have purchased is not what we see. Wonder still why they not willing to release the actual dimesions of the floorplan. Any ideas anyone?

I don't think developer dear to con people by giving a wrong size of showflat, they may use ID effect to make the showflat look bigger.

at any case, the floor area you purchased is already stated in your S&P contract. if the size is not correct when you collected key, you have right to sue them :o

as you said, SL is focus in Tampinse. WV is their 'highest' standard in Tampines liao (as they specialised in HDB DBSS :p ). I believe they want to and are williing to do a good job in WV.

I measured about 50cm in depth taken externally for the common room wardrobe at the showroom.. how does it compare to your current wardrobe? :D

Just check with IKEA wardreb, it's about 60cm indeed!

I spent many days trying to see the possibility of squeezing my furnitues based on the measurements :D If not accurate when SL finally gives us the floorplan then i'm dead! Confirmed!!!:eek:

Haha. Let's celebrate 2013 Christmas at WV and then buy another new one.

Price by then will be at 1500psf. Haha. Aft 4 yrs no more penalty. Stay one yr, sell and go back HDB wait for price to crash. By then dunno if I'm still around. Next generation please.... Hahhhahhaha...:D

bro, can elobrate on this or not? I'm always very confused about this, as some ppl said HDB always yields the highest return, while other ppl said HDB too many rules, need to fully pay off before can have return, so it's actual expensive....

I use maths calculation to understand my return:

Assume one bought a HDB flat at $400K. now rent out at 2.5 per mth, that results 30K per year, does it mean:
30K/400K = 7.5% return?

If one cashed out at $500K, he use $400K as 40% down payment to buy a 3 bedder condo (assume $1 million for easy calculation). He needs to loan $600K for 30 years. given the interest rate at 1%, the monthly instalment will be $2K, assume he can got rental at $4k, so he has 2K left.

rental 4K - mthly instlmnt 2K = 2K.

After the condo mgmt fee, property tax etc, the actual cash is around $20K per year, does it mean:

20K/400K = 5% return?

Don't forget the low interest rate won't last forever. once it's at 3%, mth installment will be at $2.5K, 4% will be abt $2.8K.

My understanding correct or not?

I awed in admiration at the Mathematical knowledge of you guys, with such complex calculations. There's absolutely nothing that I capture apart from simple percentage related formulas. Hehe.

With the current uprising property prices, I can only imagine how high it will peak at. The night that I had to make the milllion-dollar decision, I broke into cold sweat anh shivered till sunrise. No joke. So much thinking to do and the risks involve is pretty high for me.

At an estimated 900psf, how high could it go further, I asked myself? But three months after, I only see an increase in prices which I think is rather ridiculous and with cooling measures in place, nothing seems to sliding the downward spiral. In fact, it getting more scary.

With the other waterfront series going higher including the newly launched simmer condo, how more wrong can I get? I leave it to fate. As long as I hv a home, I shall sleep well tonight. :sleep:

BTW if you go reservior jogging, you can come to the carpark, to have some physical feel of WV. It looks very pretty from carpark.

Also it seems can have some 'water view' from showflat, as i can see the showflat from reservior side, that means first floor of WV can have some view also...:cool:

haha, agree, the 4-in-1 series will be a very good lighting background to WV, on top of the beautiful lighting surrounding the reservior, especially the floating platform - looks very nice at night time with lighting.

This is the analytical mind of a great thinker with much experience. You must have been in 'this line' for some time bro. That's the talk of the town. Like many were talking about the Waterfront Series being overcrowded with 4 new-ones and 3 already in exist. Those looking to rent their place might not be getting a good return after all.

Old developments are hard to sell despite them being 'hot' during those days. Many prefer modern facilities and 'new' instead of 'old' ones. So many things to consider and think about. I can drop more hair each day. haha.

Honestly, I'm just a 'rookie' in these property business. Buy for home stay and be happy whatever the outcome is. Wanna sell also cannot, wanna make $ and buy new one also stuck. So sit down, relax, keep quiet and watch others play the game.... kekeke..:D

I study the floor plan again - if it's correctly proportion, the wardrob has a standard deepth - 60cm!

I guess SL properly 'slim' the wardrob in showflat, to make the room looks spacious, to show you you can easily put a standard Queen size in any room!

not at all from my current Tropica unit, and I guess it should be pretty safe for my future stack 09 unit. tested from the site, very little road noise now, after WV fully buildup, road noise will be blocked.

Yes same facing. my MBR will hit a bit, half window i guess? luckily no big window like stack 14.

room 2 & 3 is pretty safe, balcony can cover by the wall, 4th room hopefuly can cover by the aircon ledge. not that bad.

Good thing is that we can afternoon sun to dry the laundry...:)

yes same facing, slightly south-west facing which is the best facing in current 八运 :)

but maybe 16 floor tall of block 87/89 can somehow block the west sun for you?

For stack 09, we don't have such "luxury" :D... maybe stack 14 can block some westsun for bro Kengar

i seen some folding type quite nice and modern....but not so easy to open and close wor....later on wear n tear liao...surely become more difficult....:eek:

4 to 6 pieces open to both sides still a safer bet:D

By the way, i haven't figured out how to go to block 77. you look at the sitempap and model in showflat, there is no path to reach 77 life lobby, the nearest one is blk 79.

I was told that there shld b no fixtures in the balcony. Blinds also usually not approved by management.

I rarely spot anyone having them in their balconies as well. Maybe they choose not to. I'm not sure myself. Having them would solve a major part of my predicament. Hehe. :D

my 4th room no attached toilet, that make me happy as my current one is really really under unitlization.

but it's still small comparing with my current layout. don't know how to convert to a guest room cum study room if don't give up the wardrob...

after my careful calculation (again :))), if i don't give up wardrob, my tatami platform only end up like a queen size bed. so ugly!:(

I'm having a terrible migrain thinking of those problems as well. Many if us indeed are. Especially the huge kitchen and main balcony which seems to be more like a white elephant if we can't fix blinds etc.

Endless of thoughts. That's a good choice sis. The attached toilet is totally unnecessary. Hehe. Meanwhile happy cracking. I'm in it myself for weeks thinking of a peaceful solution.

I even can hear the ADV in the radio, since morning to night! but I hardly see any adv from SL for WV.

I guess regardless how many more to clear, SL just start the work at full speed and target to complet by Dec 2013 :)

Yeah WFI is appearing everywhere , TV, Radio, newspapers and newspapers inserts and one time outside WV. Impression counts in everything, good job for them. WV probably can sell more after all the WF series are sold out. If not it will have to fight the future new launch near Bedok Reservoir Sheng Siong.

Things are slowing down as there us an oversupply of private housing. It's going to be hard for developers to clear them. Too great of a competition unless they can offer bait to lure buyers.

Maybe the stack number sounds no good? they should change it to 88...;)
Bear in mind that this stack facing ave 1, heave traffic as well, no pool view, no lake view, no quarry view, only got green view but soon will become EC construction site, so no much selling point lah. SL should find a way to market mah.

Manhattan hit 1400psf right? H20 gave me a heart attack at 1100psf for some of their units. That was what I was told by agent based in the price I was quoted at the respective places. :D

The showflat seems having pretyy tall ceiling, but how come i remember it's only 2.8Meter in the spec???

Nope, you are right on that. The ceiling height will be 2.8m high. That is what it will be when the place is up. I don't even know that it was higher in the showroom. This is sad isn't it?

If its the way we see it and according to the same measurements, my furnitures will be able to 'travel' safely over to WV with one of the bedrooms being sacficed as there seemmed to be no other alternative. Else, the stress will come...

That's why i am in a dilemma. Im very worried if what we see is all just plain 'imaginary'!:scared-4:

Hmm I can't find the clause on ceiling height in the brochure. But my wife did specifically asked that time and was told it will be at least 3m in height, or about 2.8m after installing the false ceiling (just like the showroom)... cross our fingers :D

The new EC opposite Tropica/WV launching soon? Looks like alot of acitivities going on. Not surprise it will be sold out before WV does.. haha.

Hehe. I'm a person who can't handle docents and papers too well. Too tedious for me to search and fathom what those papers are all about. My wife was the one who came across it on the very last page of the booklet. Written in small print at about 2.8m in height. After or before false ceiling I not too sure.

These people just can't seem to make things easier fir everyone. Ten people will tell us ten versions of the same project. Grrrr:mad:

Reached home and flipped though the pages of the WV Booklet page after page. Recalled that it was on the last 'specifications' page but it was not meant to be.

Could have come across it somewhere else or probably i have been hearing too much of 2.8m and visiting too mnay showflats... apologies... kekekekek... i guess its somewhat 2.8m.

I have tried to visit a few property advert over the web and it's pointing to a 2.8-3m height with a possible completion in december 2013 should the workers have the extra enerygy to push themselves and work overnight like the IR maybe? kekekekeke

At the same time, saw another 21/12/2012 date indicating a possibility of the end of the world. There goes my WV. hahahahah! ** There's no need of a floorplan after all. Haha.:sleep:

Was just thinking if it's possible to make a request to have sliding doors for the built-in-wardrobes in the rooms instead of traditional 'pull-open' ones. This could help save much space when it comes to arrangement of furnitures.

Also, does anyone knows if the kitchen cabinets/wardrobes will be fixed with anti-slam (sound-proof) gadgets to make them longer lasting? Is it a standard feature in all modern and new developments?:D

it's aways no harm to write to SL. it's just how much will SL charge you :D

The beds are erected in all three workers' quarters and work has been progressing well since. I run at Bedok Reservoir at least thrice a week after 10pm these days so I can see the difference each time I'm there. Hehe. They must be keen in completing this project asap.

Time time time... Planning to write to dearest Shirley by this week regarding the hinges for the cabinets as well as the floorplan and cost should we use sliding instead of the traditional doors. Hehe.:D

By the way it looks like the upcoming EC launch is moving fast.. are they constructing the showroom and the EC itself at the same time? :cool:

In the future after we moved into WV, my wife and I will definitely miss the super convenience of the Prime Supermarket, 24hr Shop & Save, coffeeshops, clinics, AXS machines etc etc from our current home. \

I foresee i will join the Tampines Cycling Gang to carry out marketing.

Cannot seem to think of any potential mini market location around the WV, Tropica, EC area, unless URA end Caltex lease and replace it with multi-storey market/coffeeshop? :D :D :D
