I wanted to get the reservoir stack too but most were taken up the same week it was launched. So I decided to settle for both the pool n pocket reservoir view instead.

I'm sure you'll get shops deal when the time comes...:D

Oh my. Being someone not too fussy I guess both hv nice superb view. Gosh, v nice. I hooted the 9th floor, not too bad lah I think. Same area as what you hv targeted too at 1130. Decent but can't beat my 5i HDB for sure.

Prefer to buy layout which I can see and feel but then again, the end product can always be tweaked n create surprises for buyers like us. But what choice to we hv. Just hv to view, grab, go and wait till the keys reach our sweaty palms.

How many units do you hv over at tropica bro? Still holding on to two? Both hv very nice views. Views to a "kill" :D

Elections around the corner. With more plans we can walk to Giant together and buy a bicycle to cycle straight down to East Coast Park. Heard that it will b connected to Bedok Reservoir. Not sure if it's the reservoir opposite our future place.

Btw the agent told me thet there will b a connector to the park from the back door-via the BBQ n Alfresco dining. If hv then tt will b gd else. We can take a little detour over the main road pathway. An additional of 3mins. Haha. :D

Oh... I didn't know it is already in place. This means that there's a proper pathway already constructed for us to cycle from Bedok reservoir all the way to East Coast??? That's great!;)

In fact, you can ride from Bedok reservoir to East Coast Park to Changi Point to Pasir Ris Park and back to Bedok Reservoir, some 40km using these park connector.

hahaha. anyone wanna to jog at bedok reservior, welcome to join us! in fact, more and more ppl exercise nowadays. sometimes we went to reservior after 9:30 PM, still got a lot of ppl running, walking... so cut down your bedtime, spend some outdoor lah:p

We tried some new route last night - from Tropica to Beilin wall, then walk along the bedok reservior road to Tampines Ave 1 (along TP). almost 1 hour!

btw, i noticed there is a big plot between TP and bedok reservior road. if new condo, surely can be sold out as hot cake - south facing reservior, next to tampines west MRT station, and have a lot of bus stops can go almost everywhere in SG... hmmmm.... eventhough the view is not as good as waterview/tropica as east side reservior is much narrow comparing with west side, and got students noise from TP as they always practise drum or singing after scool :D

It appears to me the covered carpark is built on the surface level, so does it mean level 1 will be elevated such that they are equivalent to Tropica's Level 2?

And also in the brochure, a picture depicts that the BBQ pit is overlooking the reservoir. I think in reality it will be blocked by the trees.

According to agent, and i saw the spec he printed, the ground hight is 4.5M, even higher than the showflat. So technically speaking, frist floor unit equals to 2 and half floor in Tropica.

For BBQ, you still can see the water throgh the gap between trees :) You can try to see see look look at Tropica club house second floor garden, should be at same height. By the way, that's a good idea to have BBQ pits there. But stack 14 and 18 must be very irriated by the BBQ smoke and noise :(

Only thing lousy in WV is the tennis court, which is on carpark level. Will there be some pollution from car? don't understand why SM not buid it on the first floor. And there is only 1 court, Tropica has 2 courts + 1 practical court.

we were told given early bird discount lah, and agent told me the price will increase after official launch. but as Kengar said, till now the price should be same bah, given the suddent of government cooling measurement, only facing Ave 10 units left, SM dear not to increase price lah. so, in another word, no discount in fact :cool:

I've always had the perception that the quick feathered friends always gets the thick juicy worms.

Those quarry facing units also not too bad actually. Even people from the developer purchase those units drg the preview. Members of the Orange Tee included. They bought a substantial number from the project. :D

Maybe yes, but probably not always. Those really hot launches should see price increase after the preview. For WV I would think very unlikely, and given the cooling measures, it will be even more difficult to increase prices.

Only need to declare units bought by family members, but not when being sold off later. This seems to allow family members to choose the best units at discounted launch price and generate appearance of good sales, then the family members quietly off-load for profit after the lousier units are mostly sold. Good strategy indeed.

What cooling measure I wonder. 3 blocks released up to the 10th floor. Almost all sold. Gosh. Funny thing is the lower floors are snapped up even faster than the higher ones. Change in taste maybe. Haha but nothing seems to cool down!!!:D

Not too sure if it will be noisy but it's the link to many highways and expressways. Giant, Ikea, Tam Mall, Cen Sq, Tam 1 is just abt 5min drive. There's a 24hr supermarket abt 5-10min walk over at 800+ for those who knows the area well (a few forum WV owners are staying in this area-any comment?). Good food and there's all that we need for our daily necessities.

Used to stay with my parents for almost 20yrs over at Tampines Street 12 with the MRT and all the Malls like 5mins away before i migrated over street 71. A few bus stops away from the MRT station is alright. Never had any problems and i hv stayed in this area for 10 years now. Probably it's due to the fact that many but not all of us have the convenience of a car.:)

This is one of the many developments that I hv seen without the use of ID. Personally, I prefer the priviledged of being able to see the real walls and layout of the 'orginal to be completed' design rather than visualising the developer's idea of what we can do to the space and the decoration we can put up.

If you were to ask me, I think this is a plus and I hv never been more impressed than the only other which I have seen a few years back in 'East By The Breeze'. THey layout and everything else including space is terrific! However, I cannot meet the financial expectations it was asking for at that time. I have no choice but decided against it and maybe I'm fated to remian here in Tampines.

Many commented against their fittings and the use of homogeneous flooring. While there are many fans of marble which is being used by FEO in those projects that I came across, I thought that the flooring is neat, simple and nice plus it gives a nice calm feeling (I might be the only one feeling this way though!). Heard that FEO fittings are a nightmare after 1 year (I dont know how true this is) but I'm impressed with SL simple elegant fittings. Might not be classy and expensive but it works fine with me.

Many developments I hv seen but not many or should I say nothing that really blew me away apart from the two which I hv mentioned. So, that's where the story ends. Hehe.:D

Thanks for your advise. What I saw with my own naked eyes over at Waterview seems like a queen sized bed. I definitely did not measure it's size and taking I'm good hands that we common people set not cheated of such scams.

Both the bedrooms are able to squeeze in a queen sized bed decently. I'm not sure maybe some other friends here and those who hv purchased and hv a better info with regards to that might want yo share with us here too. :ashamed1:

I guess there are always some pluses and minuses in every development, near MRT may mean near HDB or near MRT tracks, near expressways brings connectivity but with inevitable noise. I do not think the noise is noticable while I was at the WV showroom and at the reservoir carpark near WV.

Compare this with those Waterfront units facing PIE I think the latter should expect some noise. I used to stay at the Bedok North HDB opposite Waterfront, the noise is quite loud and all day long. Yes, noise level at 42 shld be quite minimal with sound barriers from the adjacent blocks...also no need to walk so far to bus-stop if you're not driving :)

Yes confirmed, the showroom was CLOSED during the entire weekend, i drove past it. SL must be super "yaya". Anway I think Jan sales should be quite low, maybe 5 units?

The funniest thing, the Waterfront Isle sign board is pitched right outside Waterview. :scared-1:

Also saw in WF Isle's that they have a slim full height cupboard covering the rubbish chute and also provide some storage space, i will probably do the same for my WV unit. :D

I must say on the scale of 1 to 10 for ID efforts, WV is 2.. WF Isle is probably 8. Maybe that's why WV looks spacious. :D

By the way, "The kitchen comes almost fully equipped, baking oven, microwave oven, coffee maker, fridge, 2-in-1 washing/dryer, and even a wine storage!" - are all those stuff come with free or just ID only???

i always have a question but always forget to ask - how to walk out from the 1.5 floor high ground to the cool front gate? i couldn't see any clear path in the model. even there is a staircase somewhere near the front gate, we have to be very careful for the left right car traffic???

Yup i think your idea of a small storage room at the little corner there will be a good idea and not that distracting. hehe.

1. re-paint the place using pentalite-matt.
2. remove toilet shower and replace with rain shower (portable)

Can we fix a ceiling light in the balcony (hall)?? Perfect space but rainwater comes in!!! I hate this the most!!!!! :ashamed1:

Being a first-time condo owner i really hv no idea on this. My understanding for fixture is covering up the open area with windows (mainly).

I did get a first hand answers from the correct people at SL and she told me that the kitchen balcony can put up blinds (which is not a permanent fixture), like what they currently have over the showroom. I dont know if i am right in this??:beats-me-man:

A friend of mine who installed blinds (quite expensive model) at her 2nd balcony (also a SL project in Telok Kurau) says the blinds could not keep the rain out.. so in the end the entire 2nd balcony got "flooded".

She planning to raise the concrete ledge around the 2nd balcony a little higher.

Not that complicated. my current back yard i just simply use an IKEA shower curtain to block the rain. very effective.

Definitely we can find out a way to work around. Don't forget your beautiful front balcony is for you to enjoy the water view. second balcony is a bit waste but my maid really likes it. so it could turn to a big plus to you ;)

That Telok Kurau unit is 2nd floor and there are no nearby buildings, hence the exposure to rain is higher. Most of WV's 2nd balcony are shield by the opposite unit, hopefully the exposure is reduced.

How hv you been? True about what you said and that's the only setback about condos that i can forsee at the moment, the space taken up by the balconies seems unusable (empty space collecting rainwater). I'm residing in a 5I HDB at street71 and space is really something i'm very comfortable with.

Too huge a space can be a problem and not easy to upkeep. That's the main reason why we passed the 4-bedder there. With an additional toilet. Grrrr... another additional spare hour put to scrubbing the tiles!

What I'm sure about is that WV is a good place with sufficient amenities for its residents. The location in my opinion (not agreeable to others due to MRT and others personal reasons) is fantastic. With the choice units being snapped up at lightning speed and after so many developments that I hv seen really put me off, this I'm sure will be comfortable for my family at least.:sleep:

We jumped into the boat defnitely and are still happy and excited about it.:D However, space is my concern should I not be able to put my furnitures in. Apart from the hall, I can't think of another area in the house which is decent in space (this includes many condos out there-unless the psf is huge).

Im trying to see what options I hv till the place is ready in 4 long years to come. By then I will not be held back by the new cooling measures etc-hopefully. The place will have to go if my stuffs can't fit but that definitely will be last in my mind right now. Nevertheless, I will see what can be done to those 'restricted' areas, the advantage being it's 'square' layout.:)

if you're a hoarder then it's gonna be hard to stuff all 5 room flat barang barang into a condo la.

i used to stay in a 1700sqft jumbo in marine parade and have learnt to streamline the stuff to be used at the tropica.

you'll probably buy sleek new furniture 3 years later, dun stress yourself until TOP lah. :D

Chinese and Tibetan antique furnitures. From rugs to door panel including robes and porcelain. I took lotsa time, pain and effort to buy, keep and maintain them since I was a teenager.

Nothing till today will make me give up. Do hv good offers for some of the items but I rather keep and see them daily at home than get the $$ and spent.

Once it's gone, I can never buy the sane piece ever again. It follows me where I go lest I'm gone...:)

So if we really face the raining problem, just compliant to SL, if half of the units make noise, that's BIG already.

sliding windows easy to open and close and looks nicer too but it 'collects' rainwater....and rainwater may even leaked in if waterproofing is not done properly....one of my apts got such problems:(

the above type of windows will have similar problems....best is still casement windows

I will love to have the oven, fridge n washer too..... Been trying hard to think of what to do to both the balconies as it will be a real waste if these 2 areas are not utilised...and of course, how to keep it dry... Saw some units in the Premiere which uses blinds that roll over the ledge, looks unsightly but guess that will be effective to keep out the rain.

No we want balcony, the front balcony is fantastic! you know how many plants i have, and how many more will have...;)

but the 2nd balcony is headache. we are talking about how to maximize the usage of 2nd balcony. installing window is a good idea.
