Another good note....developers are hungry to replenish their landbank in good areas for development. The last landbid at PasirRis Dr3&4 managed to garner ineterest from better standard developers like Allgreen and developer of Corallis; though prices(bid) are not as hot for its faraway corner near loyang
Can't wait to move into Livia. Though suburban, we are less than 500m to MRT, marble flooring, long bath, balcony in our masterroom n what more Seaview at our main balcony.
One other point to note is the upcoming closing for land tender at the corner of Dr1 for EC. That will be somewhere on the 21 Oct; believe this will be the tipping point for a new base level. Lets keep our fingers crossed

Most likely. Usually, the playground is the last feature to be built. Once they start building it, you just add about 3 months...about time.
I looked at other developments and it was quite a good guage (barring quality issues).

(1) Consider this...the land tenure of the big piece of land stands at 2008. By the time, they sell the last piece, it will be around 2012 - 2013. If you add 2 years for construction, that will be 2015. That is 7 years lost for the tenure.
(2) Not sure if they will face a challenge to sell all the plots (considering there are so many launches in Pasir Ris soon).
(3) It would make sense for them to develop commercial if legally possible.

Yes. Owners of some stacks already received letter informing that the TOP is expected to be in April. Hence, keys should be distributed to these owners on schedule when payment is made by the owners.
Stacks 61,63,77 are confirmed TOP by April. Not sure if there are more stacks that were missed out.
