Basically slightly smaller land size with the same plot ratio of 2.8 as the Waterfront Waves, but suitable to accomodate more 2-bedder units due to the shape of the land. The only drawback is to reduce the public area.
2-bedder has higher demand for those young couples, small families or for rental yield. Developer is able to make more since the price of psf is higher for 2-bedder. Expect a higher price for 2-bedder during launching.
