I personally think it's a reasonable offer. Possible to get even better offers if you wait on, but also face the possibility of having more competitions when one by one the other owners start getting their keys.

Congrats too. But given ur flooring and FF, I would think you can command higher anytime.
When more units available, rental may actually soften and then pick up gradually again.
3.3k for a studio is very good price. Most importantly, u must be comfortable with the tenants and trust they will take care of your new home.

Just take citylights or southbank as a guide. The 2 bedders there about the same as Dakota residences. 4.5k average. So studio should be able to fetch 3.5 to 3.8k. But usually TOP, you have to accept 5 to 10% lower. 3 months later, should see 3.5 to 3.8k rental. That is my guess...

According to ura, there are indeed some 1bedder at The Sail rented out for as low as 4k. However, some rented out above 5k. So average rental could be 4.5-4.8k.
If use south bank or city lights rental as guide, 1 Bdrm Waterbank will command 3.5-3.8k !!!
Waterbank owners can go bank every month!!

My citylights 1+1 renewed at 4.2k. Rental is superbly strong ! I 2nd buyer already > 7% yield. 1st buyer easily 10%.

Think I saw some occupants already.. Hanging laundry at the balcony... Last week even got a PRC uncle started swimming in the pool, but I think mgmt has since closed the pool. Gym also v dirty not in usable condition yet.

My neighbors, the other 2 units on my floor moved in last wk! So now our level 3 out of 4 units occupied... Looks like a handful bought for investment becos the place is still fairly empty...

Was told by my ID that he is afraid to drill thru the walls at the shower Area as pipes maybe behind them even though the plan says no. Not sure if he's being kiasu or otherwise

The correction work by the developer main contractor is very slow.. got the key at 19 jun. Inspection at 26th June. they haven't started anything and I had lotsa rectification to be done..the lady told me they can handover back to me on 10th July?!
I can't start anything because my flooring and walls has many defects....:scared-3:

I also had a custom made concealed dining table in the kitchen.

Anyone has any idea if wall in MBR is strong enough for wall mount TV? The installers from Samsung came n advised that because its a partition wall rather than concrete wall, may not be suitable for wall mount TV. Spoke to management office n they had no clue too.

Wow... Stunning. But the location is not bad. Got MRT, near many amenities like east coast, sports hub, suntec etc.. Nowadays, OCR also hitting 1.8k psf liao. Like eCO, Urban vista, J gateway. I rather buy resale near city with MRT and still can collect 3 to 4 years rental.

Ya, I have only turned on my aircon once (which was the day 1 I got my keys), subsequently just need to open a small gap at the balcony door and I can feel the breeze.
Weekday morning can be quite noisy .. With kids noise from opp Pre-sch.. But weekend morn and weekday eve are very nice... Esp listening to chirpings of birds alongside the rustling of leaves on the 2 giangantic trees

It is a nice place to stay actually. 3 days ago, it was so windy. I open my sis main door using those door gap sponge and open a bit of the balcony. spot on if you are south facing... there are many ships anchored at eastern anchorage and horn are usually heard at night to warn of other ship's close proximity...

i am near to block 82 . Those blocks nearer to the other end (chung cheng school) are quieter so can hear ship horns from the sea.

I have been complaining to the management but they seems to be happy to be status quo. That is the impression that I get. My tenant has been complaining to me as well because he can't even throw anything that is bigger than a milk carton :eek:
So people are just throwing the rubbish outside the chute or at the first floor. I am terribly disappointed with the management. I don't know what they are doing. And yes, $15 is ridiculous. The current condo that I stayed in is only $8 a month. And I have the chute right in my unit. Cheap, big and good. My sister is also fed up talking to the management. She told them the rain shelter is not sheltering her and her baby but they told her it is the design !!! Oh yeah, it is the reason that the bad design prompted her to complain, isn't it?

Unfortunately, it doesn't help. There is another metal restraining the bin. Most of the time, the chute get stuck. It is the worst design ever and the highest refuse collection fee I have seen in my entire life.

The design of the chute is such because it is to prevent the unsightly view of the surface of the chute.
i just take a long walk to the recycle bin for big items. Thats worth an exercise

I will explain altogether, eh my washer, fridge, oven, hob, and many items are connected to one serial.
Which means that if you are using a dryer in the washer, with fridge turned on and baking in the oven. There is a high chance of tripping.. And it turns off everything in the circuit box. So many switches in the box but basically only one single switch for all these power points.
I hope its understandable, not very good in explaining these stuffs..

have you tried flipping the circuit breakers (CB)one by one?
switch on all appliances. light, aircon.
then flip off-and-on each circuit breaker sequentially.
only a few appliances, lights etc will be affected by the CB that is off.
that is parallel circuit.

Not sure if I'm on the same page as you guys but for me the problem with this chute is not so much about the opening cos I'm aware that you are able to pull the whole cover out to insert bulkier rubbish but more of the fact that when you close the cover, the rubbish doesn't go down the chute and instead get stuck there i.e. remains in the chute. This is so because the "tongue" is long and therefore the gap becomes narrow and thus the rubbish can't go down. I make it a point to ensure the rubbish I throw actually goes down else the next guy who comes along will not be able to throw their rubbish. One technique I learnt is to open and close the cover many times to loosen the rubbishso it can go down easily but it doesn't always work. Never imagine that throw rubbish also rquires technique haha!!!

Precisely. You throw it in, the rubbish will be stuck. Your neighbour see that it is stuck, they will just throw on the floor. Some better ones will just bring to 1st level and throw beside the letter box.

stack 27, 04 almost full . stack 03 is not full but this stack is one of the last group to collect keys.

Try my method. I use the waterbank slippers given to us for free. Slipped one pairs and it will work

What I have captured are small units so the psf seems higher. Dakota Reisdemces only have bigger units.
I guess what drives up the prices of waterbank is because potential buyers after seeing the real product, like it a lot and don't mind paying for the higher prices. Thanks to the very practical layouts and decent quality. The river parks and mrt appeal to many too .. tranquil lifestyle in a fantastic location lol...

The location is quite good actually. I won't be surprised if it surpasses 2k psf. Even Jurong and Tanah Merah hitting 1.8k. But this one is so near to city and with a lot of amenities and MRT just at the doorstep. I will choose this anytime. Somemore immediate rental yield. I saw some of the pictures here and the view is really good. Hard to find such unblocked view nowadays.

Appeal to different mass i guess. Those you have listed are city/city-fringe living at fantastic locations, whereas Waterbank (albeit near town) maintains a special ambience of tranquil and peace, away from the hustle and bustle of citylife.
Personally, I kinda enjoy sitting at the balcony looking at the greeneries, enjoying the light breeze listening to the birds chirpings, watching the neighbourhood folks jogging and exercising by the river parks. But some would think I am just wasting my life away

Tg. Ria, Costa Rhu still close to 1k psf. But age plays a big part.
I think Causarina cove is already very old, more than 20 yrs of the land lease gone ... Sanctuary Green is now transacting above $1200 psf, I see a gradual increasing trend from the avg $10XX-11XX psf in 2010-2012.

I realise projects facing the bay continue to fetch good prices, while those facing the expressway (despite having sea views) are not doing as well.
I think the clear winners in Tj Rhu are Pebble Bay (1994) and Camelot (1996), both of which are close to 20yr old as well.

i went there a few times but the shop is closed. I read somewhere, the owner has sold the shop as hdb raised their rent many times over.
We can only take photo before it is gone. A TCM shop is still around...

Changes could be in store for the Kallang area's landscape, with the expected completion of Singapore Sports Hub in April 2014. Analysts believe this could be reflected in the Urban Redevelopment Authority's Masterplan, which is due to be updated this year.

They said the needs of the Kallang area could change, with the Sports Hub attracting more people and vehicles.
Some analysts said zoning of the area could be affected and thus sites currently marked for commercial, residential, mixed or hotel development could be re-categorised.
One site that could attract significant interest, if the government decides to put it up for sale, is the Old Kallang Airport.
Nicholas Mak, executive director of research and consultancy at SLP International, said: "If the developer is allowed to develop the back of the observation tower to turn it into perhaps, a hotel, the observation tower itself can be operated by F&B operators and restaurants can be located there."

Dakota Residences has a more grand façade entrance... like entering hotel lobby.... think overall less cramp. the basement carpark is less than 30% filled I think when I visited.
But facilities wise - WB better I think. I visited one of the units... 3 bedder... master bedroom direct view of the city... Dakota residences - the view is great.. but really direct since they face landed straight.
Yes, I also love DR 's grand entrance and the plant landscapings surrounding the project perimeter ... Only draw back is the bay windows, HS and there is only 1 adult pool right?

DR is better but it is older (by a year or more) than WB. DR is already "settled" down whereas WB is new with rectifications ongoing. WB for 1+1 is better as it faces the river where you have unblocked view since it is landed properties towards Mountbatten side. WB is nearer to Dakota MRT station. However, if you want to view the new sports stadium, then DR is better but those units face the West sun.

The main reason why I didn't buy a washer dryer combo is because there is sufficient space in the closet. I bought a combo for another unit and my tenant was complaining how long the entire cycle takes, and the 'drying' process could only take half the load each time, and the clothes will not be completely dry.
Anyway, my agent told me that the metal grill in the compartment is actually for ventilation .. So no issue with the dryer releasing the hot air, as they will be channeled away through the ventilation duct

Mine is a studio so I am not sure if it is the same for 1+1. UOL designed the washer compartment to be 61-62cm depth. But most washer already 60cm and those combo washer+dryer are usually > 63cm. So the door can't close fully. Really quite disappointed with UOL. This kind of dimension should be at their finger tip and yet, they can design it like this. The fridge height is also another issue. They built it at 179cm but fridge standard height is 181/182cm. It is a known thing man.
Luckily the rental, location and future potential is good.

many owner just removed the door for the washer. I can see the doors inside the bomb shelter.

Oh the makeover doesn't affect that stretch of the park connector just in front of Waterbank & Dakota Residences. Wonder if & when that would be done?

Dear home owners of Waterbank, over the past few months I have consolidated a number of Interior Designers and Home Improvement businesses to provide better deals for us home owners. It is also possible to organize a group buy with them to strike a even better deal for the participants.
I have been trying to reach Condo Singapore for sticky threads so everyone can benefit from the site. However I have yet to get a respond so meanwhile I can only post in individual threads.
It would be great if you guys can input what other products/services you are keen so I can look for the relevant businesses and see what they can offer.
