Hi Okko,

You owner of Tropica unit too? What prompt your purchase? I was checking the prices of The Clearwater, The Triopica and AQBP and seems like The Clearwater is commanding very high psf which i clearly do not understand. Is it because it is near to the new DTL3?


Can't stand noon sun either. That's why I didn't chose AQBP or Clearwater.

Yupz, has been viewing for the past two years? More active earlier but as the psf climbed, i gradually scale down my viewing coz cant afford.. hahahaha. I totally agree with your comments coz can fully utilise the space. I also liked the additional store room that you get for the 3bedders..

tropica's layout is v squarish w no odd space, most importantly, the ceiling is over 3 metres high. :)

Perhaps you can get the management to spruce up the main entrance which is an eyesore i must say.. Among all the condos around Reservoirs, i suppose The Tropica has the most unsightly/unappealing entrance... which is turn off for investors like meeeee... :doh:




good idea, we can ask our dear "Andy Lau" to bring up at next AGM. Not only the library but also the reading room/study room, since Tropica function room is soooo big.

The squash court is always empty. Maybe we can propose it to allow play badminton inside?

And the terrace on the second floor of function room is so under utilized. we should think of how to use it. maybe can add a glass roof, to allow our kids to play there during raining day?

OR, convert the terrace to laundry area, to hang clothes!!!:D so that no more clothes hanging on the windows! Frankly, that one i really can't take it, as it really lower down the class of Tropica, even worse than HDB.:mad:

Hi SRM,

Yupz, saw a few layout in Tropica, including the one above yours.. By far, like this BEST coz the layout is really very logical.. I've seen units from Blk 55, Blk 53, blk 63 and Blk 61 (4 bedder) over the past two years and none is better than the Blk 51 stack. I guess with your reno, your whole purchase will amount to no less than 1million considering that reno nowadays arent cheap either.

Yes Munchies. Its very much possible that my purchase may hit one million. But it was for our own stay and we intend to be in Tropica long term. Thats why we were more particular about the exterior and the orientation.

I feel Tropica entrance is a no-frill approach. Maybe the reason is none of the units face the entrance, so they didnt bother to spend much on it.


I have yet to start sourcing for a good reno contractor. Keeping my fingers crossed. Do let me know if you are aware of any good contractors.

Hi munchies, like you, I've been eying Tropica for almost 1 year before I gladly settled with the current unit... Have viewed nearly all condo projects in Tampines... you name it... and a few in Pasir Ris... nothing gave me the warm "welcome home" feeling except for Tropica.

I couldn't understand the high psf commanded by Clearwater either. I myself was turned off right away by just looking at its "no-frill" swimming pool and noon sun hitting most of its reservoir facing units. But to be fair, its interior deco looks pretty nice (but I am not sure whether it is just the unit I viewed or its original deco). For AQBP, love its landscape and direct link to the reservoir, but dislike its facing and layout, and its blue/green roof top is an eye sore to me (in fengshui, that is not good). BS is nice, but the size of its swimming pool is no bigger than Tropica's children pool. :scared-1: For other projects, like pinevale, eastvale..... so crammed.. oh man. Does not give me the feeling of "upgrading”.

But I think to most people, Tropica seems a bit ulu, ha! which I found out later that it is not so... many direct buses and have 24hr markets, food courts within walking distance... I am actually grateful that the new MRT line will not bypass Tropica... no train noise, phew.. :cool: However, with future TP station, it will be within walking distance. Just nice!!

agree! after i sold my hdb in marine parade, i was looking at pinevale and the ABC condos. Luckily one agent suggested 'Why don't you consider the Tropica?" I googled and instantly zoomed in on this project.

I viewed 3 units in a day, and bought my current unit on the spot. :)

you said what i wanted to say! this weekend i held a party, many friends said so also - tropica looks like a 世外桃源,别有洞天. how lucky that we can live in a resort everyday!

Oh... poor (or lucky?) Stan... :D , coz I am also contacting him for my reno job scheduled at second half of this year. Has met up with him, he was very nice and patient attending to our queries. I think we are the ones who really stretch not just his capacity but imagination....

Coz unlike you guys, we have set limited budget for our renovation this time (I am talking about something below S$20k), coz we figured we may only stay in Tropica for 5-6 years (max) before we move and rent it out again so kind of reluctant to splurge hard-earned $... pai sian..

With that limitation, I don't think our final effect will turn out as nice as dear McK here coz less $ for our poor ID to play with... but I am still hopeful it will make some difference. hehe. Once the reno is over, I may post a photo here to satisfy your curiosity. :p

Are you renting or are you renting out?

if you're renting look at the early termination clause where the landlord has to compensate you unless it's stipulated that he's not required to.

if you're renting out, you can try selling w tenancy since this gives investor buyers immediate rental income, else you can nego the exit clause w potential tenants.

after the knee jerk reaction, the market will find its footing based on macro factors.

imagine you're one of the 100k FTs streaming into sg every year. wat is your 1st priority? housing.

so you look at your available options:

1. Buy resale HDB coz you cannot wait for new HDBs being built. You find that supply is choked coz sellers have longer MOPs. You try your luck with 20k below valuation, seller sells to one of the 99,999 FTs who pays him the most.

2. Some FTs may consider mass market condos since they can get 80% financing. But mass market condo sellers hold, coz rent is good versus their instalment. Furthermore, singaporeans who wanted to buy 1.5mio property with 80% financing will shift down to buy 1mio prop at 70% financing.

3. Rent hdb or condo - since supply is choked, there will be fewer units available for rent. less supply, higher rent.

bottom line, demand will still outstrip supply if we bring in more FTs than units being built. I have many FT friends preparing to buy instead of rent.

the simpliest way to address is to build alot of hdbs and price them affordably, or turn off the FT tap completely.

so one wonders why it's not being done? :beats-me-man:

Actually while many see mass condo price drop, I see the opposite happening. Though some upgraders will be shut out for some time, but don't forget, upgrading is something people will seek by all means....

However, many PRs who do not want to serve 5 year MOP will now turn to buy a mass market condo.... many condo owners who previously want to invest a resale HDB will also look to mass market condos.....

Owners won't sell because it has became a prize possesion. Most would pay off HDB and stay in private in future. HDB rented to Foreign talents and PR's.

PRs demand for resale HDB has been shifted to demand for mass market - entry level condo or rental. That's about it.

PR now play mass market condo

Citizen now play new HDB but they will probably get a 4 room flat where they can pay off earlier and start playing in private. Some may prefer 5 rooms nevertheless. Right sizing and right timing.

Actually the best place to observe the showflat is the reservior car park!

we went to reservior exercise after dinner, after jogging, i noticed that all the rooms in the showflat are lighten up, but can't see the ID details. it looks very very nice from far far away... especially the highland in car park ;)

however it also seems the windows are much bigger than Tropica, one room I guess is Master Bed Room, got 2 set of windows, i wonder hot or not if half of the rooms are fully occupied by big big windows, if the unit hit by afternoon sun, that will be double heat leh...

Massive US$600b pouring into Asia: Goldman

By NEIL BEHRMANN
IN LONDON


GOLDMAN Sach's estimates that the 'wall of money' that is pouring into Asia is currently at an annual rate of almost US$600 billion or US$50 billion a month. Asia is receiving almost four-fifths of the inflows, estimates the investment bank, or annualised net inflows of around US$480 billion.


This is about 20 per cent higher than the massive inflows that occurred in 2007 and 2008, prior to the global credit crunch.

Goldman Sachs calculates that in the 15 months from April 2009 to June 2010, the annualised pace of foreign exchange interventions in emerging markets amounted to a whopping US$855 billion. Of this amount, emerging market trade inflows were US$280 billion.

The investment and hot money proportion of this inflow was US$575 billion and rising, month by month.

Global investors and companies fleeing from the US dollar on fears of quantitative easing, have been pouring money into euros, Swiss francs, sterling, gold, Singapore and Taiwan dollars, Korean won, gold, other commodities and shares.

In 2007, prior to the collapse of the global asset bubble and credit crunch late 2008, Asia received 61.3 per cent of the capital inflows which were then US$481 billion, calculates Goldman Sachs. Eastern Europe and Africa had inflows of 23.5 per cent of the total and Latin America, 15.2 per cent.

In the present financial flight from US monetary ease and the weak greenback, Asia has received the bulk of the flows. In the first six months of the year, calculates Goldman Sachs, global money pouring into Asia accounted for 78.5 per cent of the total, Latin America, 21 per cent and Eastern Europe and Africa only 0.5 per cent.

'The shift into Asia is broad-based and supports our bias for more Asian FX appreciation against the US dollar,' says Goldman Sachs.

Other Asian currency strategists, such as Brian Jackson of RBC Capital Markets and Morgan Stanley agree and current Asian currency favourites are the Korean won and Taiwan dollar.

The latest move of the Monetary Authority of Singapore surprised the market. The Singapore dollar shot up against the US dollar, European currencies and the yen, following the MAS's decision to widen its bands against a basket of currencies and allow the currency to appreciate.

The currency has since subsided slightly, but alongside the Hong Kong dollar, and Korean won, the Singapore dollar is the most liquid and growing in popularity. Since the MAS has been managing it shrewdly, the Singapore dollar is less volatile than the won.

The big question is how the battle of the yuan is going to get resolved. Mr Jackson, based in RBC's Hong Kong office, is expecting the US dollar to fall to around 6.2 yuan, a depreciation of around 7 per cent, while others expect depreciation of 2 per cent to 5 per cent.

The surge in other Asian currencies in recent months is thus discounting the expected appreciation of the yuan. The same applies to the euro, Swiss franc, sterling and gold.

The fear, however, is that Ben Bernanke, chairman of the Federal Reserve Board, will cause a run out of the US dollar and the instability will ultimately bring about another global market crash with subsequent outflows from Asia.

Brendan Brown, London based head of economic research at Mitsubishi UFJ Securities International, contends that the best solution to the crisis is for China to relax exchange controls and allow the yuan to float freely. Since China is a command economy, such a scenario is unlikely, but China could come out with an element of surprise, contends Mr Brown.

'Chinese corporations, individuals, banks and investment institutions would become totally unrestricted in their purchases of foreign assets, whether in the form of equities, bonds, or monetary instruments,' Mr Brown says.

'In taking such action Beijing would silence at one stroke the chorus of officials in US and Europe calling for a large appreciation of the yuan. The yuan would now be a market-determined currency and the exchange rate now set by the market would be whatever it would be.'

'Markets may now be underestimating the boldness of Beijing under huge international pressure just as they could be overestimating the boldness of the Federal Reserve, next month.'

Usually the actual TOP is much faster than the official TOP. Take the case of their recent project, Clover By The Park, the official TOP stated sometime in Q4 2012 but the construction is almost complete and the TOP is likely to bring forward to probably Q3 2011. If I can recall properly, The Tropica TOP was also sped up by about a year ahead of schedule.

Without baywindows and planter should be ok for 1400sqft 4 bedders I think. I think additional toilet for junior master is a luxury that can compromise.

Similar to the car problem, I hope that most investors into the reservoir projects are not sold mainly on the UWC potential coz there are more and more units becoming available but one 1 UWC.

Wonder if the entrance would be beside Tropica? Assuming half of the units owns cars. That's another 350 cars. Would the current already widened avenue 1 would be able to accommodate the addition traffic during peak hours when the WaterView project TOPed?

last time we went to see the showflat, how come i remember the maintenance fee quite standard? not so low one.

but for this waterview, they have at least 150 units more than tropica, logically speaking, should be lower than ours bah...

depends. for blk 57, 61 and 55? we have 6 units per floor, but rest of blk only 2 unit per floor. total of 500+ units in Tropica.



Without baywindows and planter should be ok for 1400sqft 4 bedders I think. I think additional toilet for junior master is a luxury that can compromise.

really depends on the unit layout, and entire project.

if the landscape not as nice as tropica, or too 小家子气, then i may not even want to buy...

but if layout very good in feng shui, also very optimized, no wasting area, then i think 850psf sounds reasonable :)

wah piang 6 years? if i buy a tropica unit now at 900k, rent out at 3.5k for 6 years, i will get 252k rent for the same 30% downpayment i sink in.

dover parkview is renting at >$3.50 psf due to uwc dover, so a 1200 tropica unit may potentially fetch $4.2k. that's $302,400 during these 6 years. :eek:

Just visited a friend staying @The Sail.... the project is really not worth the hype and the big $ for investors. Not sure about Marian Bay residence, but just look at the tall buildings surrounding it.....

Wonder how are they laying out the 12 blks. It will be a real challenge to we'll if some of the blocks are facing the quarry and near the junction.
Actually with this WaterView project, those living in the high floors of blk 63, 65 would be quieter than now...good for Tropica.
Not sure if they would retain the small little hill (behind blk 63) as their their "Theme Garden"...

would be really nice leh if this is the case, it is a nice spot for "theme garden".....

Actually, not very noisy for us staying in these blocks coz bedroom windows are not facing the high way (only maid's room and maids toilet).

Just sad to say good bye to the beautiful quarry view in near future when stepping out of the lift. But heard feng shui wise, it is good to have a taller building behind own building, so called "fronting water and with hills/buildings on the back"? so I guess, it is good after all.

now we're at 5.08mio, up by 580k in less than 3 years, after the ambitious target of 6.5mio was unveiled on Feb 2007, with 80k more slated to join us after 'stringent evaluation' next year.

it doesn't matter whether it's new or old. it's the rate of increase that matters. i prefer sg to be less crowded, but if the grand plan is to increase the density to achieve critical mass, we'll just have to live w it, and plan accordingly. :)

We also decide to hold in the end. As advised by the contractor, there is no way to wire via false ceiling coz the ceiling at our entrance area is lower than living/dinning/bedroom area. Therefore, there will be service bar exposed all the way if we chose to install. :doh:
