Stack 01-10 is facing reservoir, 01-11 is facing the pool....all the front row facing reservoir units are considered the premium units...thus more ex...

Both 12-18 & 10-11 are facing the pool not reservoir...10-11 is infact more expensive and not cheaper than 12-18 as 10-11 is a 3+1 unit whereas 12-18 is a 3 bedder. i'm a bit confused by ur comment...:beats-me-man:

I am in the market for a place for my family (4 of us) and went to show room and took a look. With WFK and WFW together, immediately WFW seems like a better buy compare to WFK (mainly because of the price psf). Any one can comment on whether this is right?

There are only a few units in stack 7, 8 and 11 high floor (all pool view) available and they are close to the 7 digit mark. A 3 years old Baywater (next door) would cost 10% lesser for similar unit. I am trying to decide where to look. I believe all of you have look into these condos in detail and maybe some of you can give me some comments on them. I need some convincing before making the decision.

I'm not sure about the spread between WFW and Bayshore. But for sure WFK was launched at a higher price compared to WFW. Most of the WFW owners here bought their unit during the Star-buy promotion early of this year.

Fyi, Waterfront "Gold" will be launching after CNY 2010, and this project is situated on current WFW/WFK showflat. For sure the launching price will be higher than WFK. WFG will be configured with more 1-bedder n 2-bedder units facing the reservior.

In term of layout, WFW and WFK are very similar. TOP of WFW is 2011.

Personally, i picked WFW due to its serene surrounding, with reservior and park around it.

I know I can get a better place at about the same price some where else... but so far m not regret. Furthermore, I feel very lucky to have a bunch of "crazy" neighbors! :D So, m looking forward to move in! :p

By the way, we are going to have the first outing among WFW owners on this coming Friday! :spliff:

SINGAPORE: Developer Sim Lian Land placed the top bid of S$302 million for the residential site at Tampines Avenue 1 & Avenue 10.

The tender for the 3.2 hectare site with a lease of 99 years attracted a total of eight bids.

The second highest bid of nearly S$288.99 million came from a joint venture of Far East Organisation and Frasers Centrepoint.

That's followed by MCL Land's bid of about S$278.3 million.

According to the Urban Redevelopment Authority, the remaining bids range between S$168 million and S$252 million.

Real Estate consultancy CB Richard Ellis said the tender for the condominium site further demonstrates developers' interest in the mass market segment.

It added that the top bid of S$302 million translates to S$421 per square foot per plot ratio.

Based on that, CBRE said the new project will break-even at around S$700 psf.

It expects the homes to be priced around S$700 to S$850 psf or higher, comparable to projects in the Bedok Reservoir area.

The tender will be awarded after the bids have been evaluated.

DTL Stage 3

The 19.1km Line will feature 15 stations. It will run through MacPherson, Bedok Reservoir and Tampines ending at the East West Line Expo Station. Scheduled to be completed in 2016, it will reduce travel time by 10 minutes for commuters traveling to the city from Bedok Reservoir and Tampines.

Stage 3 of the Downtown Line is still in the planning stages and detailed information on DTL 3 will be released at a later date. However, it was announced by the LTA that the confirmed interchange stations are:

As far as I know, Bedok Point will be injected into Fraser Centrepoint Trust (FCT) after completion... and FCT is a very conservative trust, and they don't like mall with cinema. The reason is cinema unable to generate good rental yield.

I think it works both ways. DTL3 gives the residents more transport option but other residents in the East too can easily visit Bedok Reservoir via MRT.

Sub-sales is different from developer sales... Unit price is alwaz higher for higher floor or pool facing for developer sales.

For sub-sales, its much depends on individual buyer, and their willingness to offer higher for the unit they like. Everybody has different preference, not all like pool facing and the same applied to park/reservoir facing.

I don't think the distance between stacks is too "crampy"... Below are some analysis I did together with Ken last week.

Photo 1:

The underground carpark will be partially "emerged" from the ground (to provide good air circulation?!?). Therefore, every thing including the stacks, play grounds, etc, will all be built on top of the carpark. The distance between stacks 11 & 12 and stacks 15, 16, 17 & 18 will be the size of the children splash pool, and it's on top of the carpark! :D

Photo 2:

Tennis courts is again on top of the car park... if you look at this photo carefully, you can find the location of the jogging track and the patio of the ground floor unit... I let you guys to find out... :D

Photo 3:

The ground floor unit is actually 1 or 2 meters higher relatives to the main road... Therefore, the entire WFW plateau will be elevated!!! :D

your sunny outlook of 2009 is very commendable.

However, i quite agree with you that this current crisis is another economic cycle. Just like how the past 2 yrs of economic growth (and greatly driven by heaps of property speculation) helped push the psf from 400-500 plus to the current norm of 700-800.

My point of view is that 2009 prices will be down to post-frenzy prices and will make my purchase then. While this happens, I'll be waiting by the corner, drinking my kopi-O kau and smoking my marlboro reds.

Given such big big balcony, bay window everywhere, how to resell after few years stay? what's the selling point for such kind of unit? don't forget such unit in the near by projects was ever down to $500K!

so think twice. rather pay a bit more ($100K?) for good facing unit, or $300K more for D15 FH projects

OR compare with the Simei new condo first this weekend?

Compared with the previous update, it takes abt 1 week to install the windows for 1 floor.

All windows should be fully installed by early August. :D
