correct, the design is very HDB... :banghead: this maybe the reason why the price is hovering at $1k+psf for all the units at the moment... after TOP, price may move up a bit to $1.1k-1.2k psf... :banghead:

Do you know owners have the right to claim for refund of property tax if it is delayed? Lawyers can do it FOC for owners as it is their obligation to do it. Understand quite a lot of people do not know this matter.
Waited for almost 2.5 years since purchased. Looking forward to next week.

Bedok reservoir road is going to be congested again when all the water front units TOP, epecially vehicles turning right into their condos.
After the old bedok reservoir condo went en bloc, bedok reservoir road has become nice and peaceful to drive.

Bedok Reservoir MRT Station (DT30)

Residents staying at Bedok Reservior can look forward to being better connected to central Singapore as preparation works for the highly anticipated Bedok Reservoir MRT station (DT 30) get underway.

Bedok Reservoir MRT station is part of the final stretch of the 42-km Downtown Line which is due to be completed in 2017 and will connect residents in the area to the rest of Singapore. Residents now have the advantage of having close proximity to both reservoir and MRT station, making work and play much more convenient.

Preparation for the construction of the station commenced in August 2011. The initial phase will focus on preparing the site area for construction and its site office in the vicinity of the park and will last until the end of the year. Most of the park will still be available for the public’s leisure activities.

Italian company CMC Ravenna has been appointed by the Land Transport Authority (LTA) to build this underground station and its respective tunnels.
CMC is working closely with LTA, town councils, residents’ committees and other agencies to ensure smooth operation of the works for everyone in the neighbourhood. Residents will be notified of works in advance through circulars which will be placed at HDB blocks in the area or distributed directly to your doorstep.

“We have planned our works to minimise disturbance to the community and to ensure the safety of all those around the work site,” says CMC Project Director, Davide Vaggi. “We hope to complete this station on time by 2017, which will bring many benefits to those living in the area.”

One footpath within the park will be affected during the initial phase. Public access to Bedok North Ave 3 through the park will be re-routed to the pavement surrounding the park, near the sliproad off from the Pan Island Expressway (PIE). Signage will be placed within the park to guide members of the public safely to Bedok North Ave 3.

Owners buy to stay so don't think they will want to flip and hence they won't be squeezed... :doh:

If Gold is on the left and Key is on the right, then DTL should be at the back and not the front...:doh: This is called sense of direction and it's important whether you are an investor or an owner especially in the property market.

Instead of being squeezed by some lame reasons, the Waves owners should be smart enough to know that newly completed projects in the future will raise the vicinity project prices and DTL construction will lead to higher prices. Reference to Baywater higher selling prices and the report what CCL opening has on the surrounding properties. This is what an investors will look out for as they have deeper thinking and they will think beyond the surface...
On the contrary, instead of being squeezed, sellers can demand higher prices.

Between CM and WFW, the choice is obvious although I am not staying in either one of them :p. CM is surrounded by landed property with MRT already at the doorstep while WFW is surrounded by construction noise and dust with MRT station only to be built in the future.


Noblebaby, just accept the facts and move on. No need to be defensive when it is a fact that everyone knows.

Facing construction noise and dust for the next 3-4 years when you move in to WFW is no big deal if your property can appreciate i.e...
dun feel so discouraged...

$385m private treaty deal works out to land price of $241 psf ppr

(SINGAPORE) In a move seen as reducing the risks of undertaking a massive development, Far East Organization and Frasers Centrepoint have set up their maiden joint venture, which has bagged Waterfront View, a privatised former HUDC estate facing Bedok Reservoir, for $385 million.

The price for the private treaty deal sealed late Tuesday night before the planned tender close for the property this Friday works out to a land price of $241 psf per plot ratio inclusive of an estimated $102.2 million payment to the state for lifting title restriction to enhance the site's plot ratio, and upgrading the site's lease from a remaining 78 years to 99 years.

The 809,037 sq ft site can be developed into a new condominium with a whopping gross floor area of over two million sq ft - enough for a massive project with about 1,600 units.

This is the biggest residential collective sale to date in terms of number of units involved (there are 583 units in the existing development), land area as well as dollar quantum, says DTZ Debenham Tie Leung, which brokered the sale.

Far East's and Frasers Centrepoint's breakeven cost could be about $450 psf, say analysts. Currently, 99-year condos in the area are going for above $500 psf for units that face the reservoir and below $500 psf for those that don't.

Depending on how Far East and Frasers Centrepoint come up with their design scheme, about 80 per cent of units in the new development may face the reservoir.

Industry watchers reckon that instead of competing with each other for Waterfront View at the tender, Far East and Frasers Centrepoint figured it made more sense to team up.

This reduces their risks in terms of exposure to such a huge development - and eliminating at least one competitor in the process. The duo are said to have made their offer, good for only a day, late Tuesday afternoon, accompanied by a $19.25 million cheque (for a 5 per cent deposit).

The collective sale agreement signed by Waterfront View's owners give the sales committee the mandate to negotiate a private treaty deal as long as the reserve price is met. This is understood to have been $370 million.

'The sales committee could either take the offer on the table, good for only a day - or take the risk of waiting and hoping for a higher offer at the tender that may or may not come,' said a source.

Waterfront View's sales committee chairman Matthew Yu said: 'We are very happy. It's a good price. The outcome came earlier and is better than we expected.'

DTZ's director for investment advisory services Tang Wei Leng said: 'Given the size of the development, there were really only a few parties who have demonstrated genuine interest. The sales committee was decisive, having considered all the options carefully. We are very happy for the owners.'

The $385 million price is above an independent valuation for the property which DTZ did not disclose. Owners controlling 82.33 per cent of share values in Waterfront View have agreed to the collective sale, which will be subject to approval from the Strata Titles Board. Owners of the existing 583 apartments and maisonettes have equal share values, which means they will each receive about $660,377 per unit, which is over 60 per cent more than what the units would fetch if sold individually today.

=> this was b4 the rice/bread price started to go up like crazy ;) I think their breakeven cost is probably higher due to cutting into 4 projects + drag across so many years and higher construction cost overtime, on average may be 550psf

I think last 3 penthouses for WFK on offer now. WFI left about 50+ units, mostly lower floors.

Double lakeview photos taken from HDB staircase behind WFG on a sunny day, can see Sengkang/Punggol HDBs (is that Ubin Island??) :D

I stay around that area, no plane sound except during National Day periods. Forumer Eastlover living in Tropica also did not notice any plane noise.

Cheapest 2br rental asking is 3.4k .... let's say minus tax / expenses, you get net income of 30k per year ... that is going to be only 3% yield if someone bought at 1000psf (i.e. 980k + stamp duty) ... if you are not choosy, stock market is full of 4.5% yielding stocks now, some of them are fairly recession proof

there is a pathetic security post by the side of the car park that resemble the carpark at duxton pinacle hdb...

Is there another "Grand" entrance? (with nice ambience lights and landscape) or did i went in wrongly into the side entrance or something?:scared-5: :confused:

Agreed with you the Entrance is not grand at all but we are happy staying here with all our crazy neighbours.

Why need to sell? Just get another unit la. Property still quite affordable here. :D

SINGAPORE - Hours after a body was discovered floating in Bedok Reservoir at 6.52am on Sunday, a second body was found there on September 2 at 6.30pm.

This comes after a spate of deaths at the same reservoir in 2011.

A netizen named Alex, who wrote in to citizen journalism website Stomp, said that he saw policemen surrounding a body bag at around 6.30pm on Sunday.

According to the him, the body was located near a bench along the jogging path, on top of a slope away from the water's edge.

A police spokesperson confirmed that they had received a call at about 1.59pm on September 2, informing them of a man found unresponsive on a bench at Bedok Reservoir Park.

Upon arrival, the police found the body of a 74-year-old man on the said bench.

According to Shin Min Daily News, the man had been wearing sports shoes when he was found and his daughter later confirmed that he had frequented Bedok Reservoir Park to exercise.

She believed that her father had ridden his bicycle to the park and sat down to take a rest upon feeling unwell.

He looked like he was sleeping when he passed out and hence not many passers-by had stopped to check on him.

Passers-by only came to realise he had already passed after they saw red ants crawling all over him.

The police spokesperson also added: "He was subsequently pronounced dead by paramedics at the scene. Police are investigating the unnatural death."

Earlier that day at 6.52am, the police received a call requesting for help at Bedok Reservoir.

They found the body of a man floating in the reservoir upon arrival. Paramedics pronounced him dead at the scene.
