I believe the developer of La Fiesta is inviting trouble.

There is no way can clear 800 OTP within 4 hours from 8-12 midnite.

The printers cannot work that fast, at most, there are 3 laser printers there. The back office also could not work that fast.

Went to see the show flats (thanks Zee Wee). Layout of the compact 3 bedder and DK 4 bedder seem good. Design of the kitchen with a glass panel makes it look bigger. The windows are well located to let in a good amount of light (but would avoid West facing if there are any as the bedrooms have full length glass). The balcony is not too big (you will need it for drying clothes as there is no yard). From the plans, the minus side of the 2 bedder is that the common bathroom is so far away (need to walk through the living area). But if there are 2 tenants sharing, that would give more privacy in the bedrooms to each party. The big plus point is the location. There is underground covered access to the overhead bridge connecting to the MRT. The walk even from the far end is not too onerous, even with heavy shopping to carry. If you want fresh air walk in the morning, there is a nice paved path under the LRT track already in place as an alternative to the basement (presumably there will be a side exit from the condo to get to this path). Being under the LRT track gives a bit of shelter from the sun on a hot day.

The development around Sengkang is very fast. New schools have sprung up in a short space of time. Seletar Mall is also coming up fast (not for this devt - I think those who are in H2O residences will benefit). The hospital will be very near this devt but not so near as to deter "pantang" people. It's a shame about the new CMs but it has benefitted the developers of this place who were on the ball enough to get the showroom and logistics ready to let people cheong at the last minute.

For own stay, if your work place is not too far away, this location is convenient (to transport and amenities) compared to the rest of Sengkang.

Wait till they come up with another cm: increase property tax to 50% on their 2nd property. They may discourage rental mindset and ask people to work hard. :p

The best joke of all is the dual key. After you open the main door, you are expecting to see two doors right... But La Fiesta different, the smaller unit(studio) have a door but the bigger unit (2-rm) don't have.. I ask the agent why? She just smile and say she also cannot understand...:doh:

Cheapest 2 bedders should be stacks 14 and 15 which are next to the tennis court.

Stack 21 is beside LRT track, stack 17 is the one behind bus stop.

Believe the main attraction is La Fiesta has the advantage of being very very close to mrt/mall/food centre/interchange. Less than 3 mins / 200m to mrt & mall. Not many PCs can match this criteria.Not even luxurie next door. lol

All condo that is supernear mrt/mall/bus interchange (3min or less)already in $1100 -$1700 range. Wait long long....My guess is price will correct but upwards.....:2cents:

Have you done your research properly? Dun always act smart lah. During the 2008 GFC, there were a few developers who did drop prices below launched price. You seemed to think that property prices will always go up....very naive. Obviously, you have not heard of property cycle. Short term fluctuation. Also seems that you have not been through the last recession. OMG. But I think that is the trouble of self professed property guru.

Anyway, I was just asking for what a forumer think is reasonable price since he seems to find it incredulous that a 3 bedder cost 1.02mil. :)

For me the price is just too much and simply trying their luck. At that price, u can get a suburban district why go and buy Sengkang.

And who say the developers cannot drop their price? If the sales remain weak, more discount will be coming out. This is market mechanism. Now is the period to test who is more patient...

Of course ups and downs will happen. Even not too long ago, Minton just did a 5%discount. I'm speaking of this project itself. If you are so knowledgeable, good luck waiting for this to drop in price hope you pick up a good steal :) :cheers6:

Let me give you the answer for the above. It still voice down to supply and demand at the end of the day.

If today, OCR near mrt 883sq/ft is selling at 2m, is this reasonable? If there are so many people snapping up the units and willing to pay for the price and demand is there, this is call market driven prices.

So people may say it absurd, but think again, it's all driven by demand and people willing to pay.

news say average price is 985psf. yet, asking price for a 3BR compact (which should be QUITE average) is 1155psf.

No one can be right in predicting correctly on when the property prices can come down not even GOD. Experts can only predict base on economic outlook, property cycle trends, interests rates trends, property supply etc.

For economics, anything that's goes up will come down, the magically question is "when" and down by "how much".

If you plot a 30 yrs property chart, you will be able to see that we are now at the peak of the property cycle.

Will prices continue to go up?
It still greatly depends on how strong the demand is.

I would only say from a point of investing which is the risk level for investing a property is relative much higher at this juncture, haing said that, it doesn't mean will sure lose $$$ or sure make.

i think apart from price, both being so near to MRT 6 stop away say 12+- apart

Between $1007psf and $11XX psf, isn't it more logical to get one that is very much nearer to mrt. La Fiesta is 1-3min /about 150m from Sengkang mrt/mall whereas Q bay is probably more than 900m away from Tampines mrts(current and future).:confused:

Well, 2007 is a very good bull run for the property market, 2008, prices doesn't really come off much although STI index had fallen more than 20% by the end of 2008.

The only period property developers cut their price making a loss sales in certain projects was in feb-April 2009 when STI dropped till 1300. There were massive irrational selling and no one dare to buy, developers are scared too, but this case doesn't last more than 1 quarters, before anyone realize it, price start to inch forward...up ...up...up...till now.

As for now, I do not see any strong reasons for the property prices to come down sharply or developers have a need to really give deep discount till their books are in red simply due to the great demand at this juncture.

Recession in US? Europe? They are great magicians for now to solve most financial miracles as in for now...:)

Interests rates will still be low for the next 2 yrs for sure due to market uncertainty...Singapore govt cannot afford to hike int rates to hurt business profits...loans will go up, overhead to go up, retrenchment will start and biz unable to sustain and go bust etc...

Shall really need to see the real impact of the new CM 7 in the next couple of mths.

Prices may soften abit...but don't think will be a lot.

My view is this project will stuck for a while like wat Luxurie had experience. Compare to Parc Centros which had already sold out in around 4mths. The price is the factor. Some say Condo price = 2X HDB resale(nearby). So y Punggol and Sengkang Condo have diff since almost the same price ?

Those who want it can buy now. Sengkang or Punggol or anywhere that is very near mrt (1-3min).
Those not sure can wait and wait but do not wait too long because...$1100psf -$1200psf then later $1200psf -$1300psf then later then $1300psf-$1400psf...then later $1400psf-$1500psf....when CM released eventually, don't be surprise if it hit $1800-$1900...

Reasons:
1. Inflation
2. Higher manpower cost
3. Higher construction cost
4. Higher land cost
5. Anyone (all over the world) with enough cash can buy
6. Not many development 1-3 min away from mrt stations
7. Many including punggol/Jurong/Sengkang PCs that are very very near mrt(1-3min) already in $1100-$1500 psf

Best of luck for those who wait for opportunities to buy but cannot due to budget or latest CMs.......

SINGAPORE: Property group Keppel Land expects new home sales in Singapore to "come down quite a bit" this year, after new private home sales hit a record 22,000 units in 2012.

The developer of Reflections at Keppel Bay is not going to rush into launching new projects in the coming months. Instead, Keppel Land is adopting a wait-and-see approach, before making its next move. This after the seventh round of property cooling measures were introduced by the government earlier this month.

Already, some developers, like Qbay, have announced discounts to move sales.

Ang Wee Gee, CEO of Keppel Land, said: "We see prices perhaps consolidating. But we don't see a major correction. But neither do we see the price spiking further because the government will introduce further measures to dampen it. So I suppose where the situation, where the upside possibility is not high, but the downside risk may not be that high as well."

Keppel Land has a huge cash position of S$1.6 billion. This gives it holding power from launching new projects till markets improve. But the company reports net profit in Q4 2012 halved from a year earlier to S$527.3 million. Full year net profit was 39 per cent lower at S$838.37 million.

Still, Keppel Land's earnings beat analysts expectations.

Wilson Liew, an analyst at Maybank-Kim Eng, said: "We are looking at how China sales performed this year as they have shown in FY 2012 that sales rebounded somewhat, and we hope to see the sales momentum to be carried into 2013.

"We also would look out for the potential divestment of Marina Bay Financial Centre Tower 3, sometime this year. In Singapore, we are likely to see a slowdown in sales for the next three months on the back of the cooling measures.

"But we still think that the long-term fundamentals are still attractive, particularly for the residential sector and we will lookout how well Keppel Land does in their launches, such as the ones in Tanah Merah."

Key contributors to last year's total sales of 2,350 homes, Singapore and China will continue to be Keppel Land's core market. The property giant said the stringent cooling measures introduced in the two countries will prevent asset bubbles from forming, supporting a healthy development of these markets. So far, half of Keppel Land's assets are in Singapore, while 35 per cent are in China.

Keppel Land also proposed a final dividend of 12 cents per share.

inflation, QE by many big countries will only lead to higher prices. This is true not only for housing, transport, food etc. By launching CM7, our govt already do their part to slow it down and not cause deflation (as in Japan which is worse)....My :2cents: view

For those who want the convenience of mrt/mall/bus interchange/food court within 1-3min walk (covered walkway somemore for La Fiesta) and can afford it, my advice is buy now(but only buy within your means) as
inflation, QE by many big countries will only lead to higher prices. This is true not only for housing, transport, food etc. By launching CM7, our govt already do their part to slow it down and not cause deflation (as in Japan which is worse)....My :2cents: view

Not as well as i would have thought. Quite slow in consideration that this is literally next to MRT. Maybe the novelty of an MRT is wearing off, but most probably it is due to cm7.

actually if u check both d'leedon and interlace prices, the average transacted prices and current selling prices dun differ that much. it's all marketing techniques to make the customers feel that they are getting a big 10% discount :scared-1:

Congrats on your purchase! My relative and myself tried to get a one bedder here but unfortunately did not get one. There was a return of a pool facing one bedder recently but did not have luck in the balloting.

I like the covered linkway to the overhead bridge and short walking distance to MRT.

We are staying few blocks away from LF. We have been looking for development near mrt. Our kids are also studying in Nan Chiau so we want minimum disruption to our location adjustment as possible in future. We found that by staying near to mrt, mall, hawker, CC (amenities) is definitely a plus factors in the matured estate. Moreover the development is not directly under the bus terminal where you have hi possiblities of getting the smell of gas/fuel staying above. We also noted that future mrt line will be expanding from punggol towards sembawang & Changi Airport; a station away from Punggol Waterway; a new hospital coming up in 2018, all are an added conveniency. We anticipate the price of housing either maintain or even might still go up after the cooling measures, so thinking this is the right time to purchase LF. :)

The number of units sold still remain as 404 as published in straitstimes yesterday. Top selling project for Jan 13 is LF, Qbay and D'Leedon.

As of today, base on displays, 525 units launched (total 35 stacks), sold/pending chq 401 units.

These do NOT include for unreleased 285 units (total 19 stacks) for which some more units may have been reserved /sold prior to developer's case by case approval. So actual may be more =)

Personally feel these reviews not really fair for developer.
Some actually like the rosewood project, said found their idea home.
Some hate it for some silly reason especially the one on aircon leak, got $ buy condo but no $ change aircon?

2) In fengshui, never buy a house with irregular shape. LA doesn't has this problem.
3) with all the NEARBY amenities
4)So near to TPE n KPE. Some said tat KPE will be congested once all punggol projects up but think abt it again. All highways will be congested due to increasing of population in near future, its not just KPE ALONE.
5) more affordable project which near mrt if u compare to current and upcoming projects
6) my HDB unit is just walking distance away from LA, my family can still use the facilities. :D

If u Don consider Seletar Aerospace, just look at the new hospital ready in 2018. So many jobs for FT. With 6.9M, high demand for housing tats why government is so eager to construct more houses and sell their lands. Which means their targeted population cannot versus actual demand, so much rental opportunities here.

I have been to a few showrooms, I do agree LA's finishing is not better than the rest. Once again, U r buying for the accessibility. Money can change the interior and u cannot change the location once u made a purchase. Frankly speaking, I do love Skies. With all the marble flooring in living room + timble floorings for all bedrooms, anti- slammed kitchen cabinets + full Electrolux appliances , even fridge provided+ a golf course which u Don know whether future title deed will be renewed or not but the location is far way out if u Don own a car.

I love La Feista too.....but I think 1200psf a bit too excessive relative to other projects in Seng Kang. I would think projects such as Riversails and Riversound better deal and financially more prudent. Some of my friends pointed out that it is hard to justify paying 30% more in psf despite the premium location. Can use the money saved to generate passive revenue stream and finance a car perpetually.

But anyway, hard to compare like that, the size of say 3 bedder at La Feista a lot smaller compared to Riversound and Riversail....quantum almost the same. There are also people who rather buy a 4+1 unit at River Isle of 1475sqft at 1.16mil over a tiny size 3 bedder at La Feista....such group of buyers feel strongly an upgrade of quality of living means moving into a bigger space and not sacrifice it for a small unit that is near MRT.

why see others when LF is <1min shelter walkway.

some condo need to walk 10mins.

some condo need to walk two bus stop and it is unshelther walkway and you
need to wait 4 train before you can be push in buy others.

We wanted one without west facing and slightly bigger unit. We need to cater one room for prayer and one study. We even remove the dry kitchen island to free up space for dinning. Nowadays, living room of condo units are vey small...

Hi Tulip, I will like to remove the dry kitchen island as well. Any points to take note when informing developer? pmed u, thanks :)

The condo by CDL just next to Buangkok MRT (and also next to the Esparina EC) should be launching soon. Think this one will do well too.

If they can build a mall next to Buangkok MRT, sales can be even better! 😁
I wish they can upgrade and extend Compasspoint. Find the mall too small to cater for the growing crowds.

Mall next to buangkok is not possible at least till 2016 coz that land is earmark for potential community center for elderly and some eateries as proposed by the MP Gan.

Good Day Eveyone, be it LF invested or potential ones, here's my new update on LF sales figures :

As of 23-Feb update :
Released = 525
Unsold = 124
Sold + Reserved = 401
Unreleased = 285

As of today (14-Apr) :
Released = 630
Unsold = 152
Sold + Reserved = 478
Unreleased = 180

The current sold percentage is 75.8% (base on ONLY released units).

As we "kaypo" abit and chit chatted with the agent last Friday at showroom, he mentioned about 600 units were sold to date (take it with a pinch of salt though)....which means by assumption , unreleased blocks also have sold units of about 122 units already.

Once we cheong pass the 85% mark (or about 88 units more to go), it is sure one-way to HUAT AH. Anyway, 88 sounds sooo auspicious too HAHA. Congratz.

Therefore, what you read in the media will be different from the information shown here.

Not compulsory action :
In addition, it is not compulsory to lodge a caveat for all property purchases. Lodging of caveats is usually done voluntarily by purchasers through their lawyers to protect their interest in the property.

The bank that you took housing loan from will definitely lodge a caveat to protect their interest in the property. The bank owns the apartment until all debts are repaid! :D

Total sold 3,072 (including ECs) or 2,793 (excluding ECs)

La Fiesta :
Total no of units in project = 810 units
Cummulative units launched to date = 500 units
Cummulative sold to date = 476 units
Cummulative units launched but unsold = 24 units
Units sold in the month of March = 51 units
Median Price = 1,167 psf
Lowest Price = 1,011 psf
Highest Price = 1,440 psf

But interesting point to note is that while all the 90 units of 1-bedders were snapped up during LF's launch, but upon checking the URA website for no. of caveat lodged for 1-bedder, only managed to find 55 units.

Meaning the remaining 35 units (or 40%) are so cash rich that they paid off in full ? Meaning no need bank loan = no need caveat lodged ?

There are countless of millionaires on this island, some homegrown or imported... I think caveat shall still lodge since unit is not completed to protect interest of buyer.

Also, maybe OTP not exercised, so no caveat lodged...

it is very simple, one Toyota now cost 130k ?? 550k is about 4 Toyotas

and I believe the 1br in La Fiesta park 4 Toyotas just nice :p

Interesting view. One bedder LF is an appreciating asset whereas 4 Toyotas are depreciating items(MUST dispose in 10 years unless pay PARF). No wonder it is 'bloodly cheap' for those who can afford.

As of April 2013, 497 units were sold. Which means still have 313 more units to go.
