I don't think so. The land where Sea Esta is on is already very small. I believe Straits Construction is using the area where the swimming pool should be to store construction materials. There are also cranes there.
I believe it is a flat land now and the swimming pool should be build towards the end when all blocks are completed and the cranes removed.

I think the 30 is the last to build after all includes swimming pools so that the crane , bulldozer...can move out and station at the outer to final build the 30 lor...:rolleyes:

Based on my personal experiences, it is not uncommon for all properties to have minor defects includes HDB. As long as they can rectify the issues to your satisfactory level and prior to your move in hor :cheers1:.

Stainless steel? Unless you buy those high quality expensive ones, many of the so-called "stainless steel" will rust after 3 years when placed in bathroom (not to mention near sea some more!)! :doh:

Stainless steel? Unless you buy those high quality expensive ones, many of the so-called "stainless steel" will rust after 3 years when placed in bathroom (not to mention near sea some more!)! :doh:
The expensive one hor, eg just 1 simple stainless steel hand-grip bar costs >$300 !!! :doh:
No need high quality stainless steel :doh:, just apply marine-grade rust prevention primer/anti rust marine paint and top coat to the area on any normal type of metal or iron will be able to achieve long lasting result liao :rolleyes:.

i know someone from hoi hup who told me for sea esta, they will ensure the screed is cured, add an additional layer of moisture barrier before laying the timber flooring, and then apply bona wax to the surface as additional protection.

From your past till current update, it seem like they build 3-5 levels every 3 to 4 wks. If they maintain this constant speed, I believe it's quite possible to complete the construction for all blocks by Oct this year or maybe earlier leh :scared-4:!

If the construction maintain constantly with this speed, I think all blocks will be up by Aug/Sep...and hopefully by then they can have full force working on the swimming pools, tracks, fencing, carparks, badminton court.....etc :cheers5:!

You can check the rental rate at nearby projects...For 3 bedders, less than 3.5k only. My 4br hdb can rent 2.5k. Actually hdb rental is much better nowadays.

Depending on luck sometimes..nowadays tenants got more bargaining power..so many ppl want to rent out their flats..huge competition...that's way it is quite scary for pasir ris projects..suddenly huge supply come in and really worried whether demand is there..if supply more than demand...good luck for those investors...drop pants also need to rent out or no choice for own stay lor....

I think $$ is not the main consideration for some tenants.
If your place is accessible, cosy, has a nice warm feel, I believe the demand is there (though maybe lesser). If you are renting to couples or family, they usually look for cosy home feel. If you are renting to a group of FT, probably they just want a roof (in this case, $$ does matter).
So eventually, the target market is different.

I would think Pasir Ris really need good size industrial and commercial projects to drive the demand. I notice along the Pasir Ris Farmway areas could be further develop into a business hub..the land area is huge there and it seem like Master Plan 2013 did have some indications...

If they could solve we will not have housing price escalation issue! No offence but it is just too urbanized like concrete jungle in east and north east. Sengkang and Punggol has the worst concrete empire there!

Yes, I installed this inverter unit in my current home eight years ago. The energy saving is amazing, straight away see result the following mth.
Three years saving take back the cost Liao. Easy to do self cleaning too.

IMHO, the instalment amount is different from completed condo compare to BUC and beside it, for own stay brand new BUC is better unless the unit is for rental...:D!
Btw, if too much of hard cash on hand (CASH Rich) then buy another completed unit to rental lor....lol!

They appear to be near but these 2 blocks are not facing directly at each other.
Just drove by to take a look at night via Pasir Ris Link and Jln Loyang Besar. Some units in blocks 18 and 20 are lighted, can see that the unit is painted and they are doing some works in there.
