Does one really needs to stay above the bus terminal and next to a mrt stn and pay that premium? Would it be better to go for one that is 5 mins walk to mrt stn, 5 mins walk to bus-stop with more than 8 bus services (to Orchard, Chinatown, Shenton, etc), in the City Fringe and yet FH for the same price and if not cheaper?

I stay 2 mins walk to a mall / MRT .. you will appreciate it when you have a preschool kid/primary school kid who regularly need to go piano, tuition in the m all ...or take 1/2 stops MRT to British Council etc .... and your kid will have regular snack prior to / after his/her lessons in the mall

But bus interchange is probably damaging to health unless you shut window and blast A/C 24h

with MRT network X2 comes 2018 and COE cheong towards 100k .... the premium of staying near MRT will keep going up

I list down the current and future integrated commercial/residential site with MRT and bus interchange.
- Centris (West)
- Bukit Panjang (West), upcoming by Sim Lian
- Punggol (NorthEast), upcoming by Far East
Looking at the choices and if prices are similar, BR seems to best among the list in terms of location and reputation of developer ?

it can command high px bcoz such 'just a lift away' condos still very rare and limited

what if the mall has lots of different enrichment classes for yr kids and wify for grocceries? Can save alot of time and efforts.

the bigger draw is you can rent out easily during bad time.

The best enrichment centres may not be in the mall next to your home. I have nice eatries around my place that people will drive 30 mins there to eat which I only patronize twice this year. Besides that it can be really crowded. Prefer to have a choice to decide whether I want the crowd or not.
