    HOME buyers can look forward to an unprecedented surge in supply of new Housing Board flats this year and next - enough to fill a town as big as Toa Payoh.

    The HDB said on Monday it will offer 16,000 new flats this year, and up to 22,000 next year under its build-to-order (BTO) scheme - together, surpassing the 35,400 flats in Toa Payoh today.

    It will also release more land for tender for executive condominiums (ECs) and its design, build and sell scheme (DBSS), where private sector operators develop public housing projects. These could yield 7,000 DBSS flats and 8,000 EC units over the next two years if demand is sustained.

    In contrast, only 4,000 units have been launched for sale under the DBSS scheme since it started in 2005 and 10,000 flats for ECs in the last 10 years.

    The ramp-up of supply follows Prime Minister Lee Hsien Loong's announcement in his National Day Rally speech on Sunday that the $8,000 a month income ceiling will be slightly relaxed for the 'sandwich group' of home buyers.

    Those with a monthly household income of between $8,000 and $10,000 will now also be eligible to buy DBSS flats - where previously their only option apart from private property was EC units. They will be allowed to buy the flats with a CPF Housing Grant of $30,000.

    SINGAPORE - The HDB plans to supply 7,000 Design, Build and Sell Scheme (DBSS) flats and 8,000 Executive condominiums (EC) for public housing over two years.

    Giving details on how it would ramp up the number of new flats, the HDB said the move was part of the government's measures to meet the housing needs of first-time home buyers.

    The HDB estimated a supply of 3,000 DBSS flats and 4,000 ECs for 2010. In 2011, the HDB will release land sites for another 4,000 DBSS flats and 4,000 ECs, if demand is sustained. So far, the HDB has launched 4,000 DBSS flats and 10,000 ECs.

    During the National Day Rally on Sunday night, PM Lee Hsien Loong announced that households earning between $8,000 and $10,000, could buy new DBSS flats with a $30,000 CPF housing grant.

    Previously their only option, apart from buying private property, were EC units as the income cap for HDB flats is $8,000.

    The $30,000 CPF housing grant was given only to those buying an EC. The revision is for DBSS projects launched after Aug 30.

    The HDB has also increased the minimum occupation period (MOP) for home buyers as their flats are meant for long-term owner-occupation.

    The MOP of non-subsidised flats for resale and subletting of flat will be increased from three to five years.

    People who buy in the secondary market will be disallowed from concurrently owning both an HDB flat and a private residential property within the MOP. Private property owners who buy a non-subsidised HDB flat must now dispose of their private residential property within six months from the date of flat purchase.

    If not punggol will be seng kang or some other cock location. I think the cooling measures are implemented for the govt to offload their supply

    What cock location? Didn't you read the news above? The new supply is enough to fill a town as big as Toa Payoh.

    This is actually a very innovative way of satisfying demand for flats in matured estates. The buyers just need a bit of imagination that their flats are in Toa Payoh.

    In fact, the Government can even rename Sengkang and Punggol as Toa Payoh.

    HDB prices will be stable and falls slowly... or appears to fall slowly... how so? just by getting the quantum the same but build progressively smaller sized units.

    We are going into slow fall from now on HDB, private not matter... even increase in prices. ..even though no YOG, No IRs.... etc

    The next wave will be the sports hub.... wait wait wait... for low and wait wait wait for high.
