Hey Akira, thanks for your interest in Beacon Heights. It is indeed cheaper than those in Potong Pasir, Balestier, Toa Payoh, Bishan, Jalan Besar, Farrer Park, and Novena even though they are close by. I do not have the answer. You can say St Micheal's Road estate houses, apartments and condos have not realised their value. I am excited to see new developments in this area in the near future. AllGreen has two plots of land yet developed, Regent Court has en bloc and a new condo is rising from the plot, the huge HDB land sold to private developer to built a private condo has been barricaded and it looks like United Engineer (UE) Group is going to be on sale soon, Euro-Asia is still up for en bloc, and Beacon Heights, Airstream and Riverside Melodies are due for completion next year.
