No gate is OK. But at least a barrier to stop cars from simply driving in!
I wonder if they will put up a banner: Open to public anytime the guards are asleep or at the loo taking a leak!

That's rather silly. If that's the case, what's the point in even having a pedestrian side gate if people can just walk through the main gate? Just have one person to talk to the guard then a whole group can just breeze by.

This is a joke!! no gate/gantry or guardhouse?

So any tom dick and harry and enter without being stopped.

Can we all write to developer on this matter? why would they wanna save a few thousands dollars on gantries?

This is what I heard from the guard.. base on the picture or model there is no gantry. How can we affirm this with developer? Very disappointed if really there is none.

I wrote to the developer previously on having a shelter at the pick up/drop off point and their reply was it wasnt provided for in their initial design stage so they are unable to add in any new elements as the construction of the development has to be in accordance to the approved building plans...

So wont be surprised this will be their standard reply on the gantry issue

    Default Gantry

How is it possible for a condo to be bare at the front.
There should be at least some barrier.
I highly doubt what the guard says.

    Default Gantry

Brochure on Page 57 of 60 indicates that

    20 Additional Items
20.10 Car Access System - Automatic Car Barrier System

This should mean an electronic gantry beside the guard post!

Isn't that provided only if the bathrooms do not have openings to the outside? I'd prefer the bathrooms have openings for ventilation rather than rely on mechnaical ventilation - one fewer possible headache ....

the e brochure (pdf) I downloaded from virtual homes seems accurate to the scale 1:100. there is a measurement function in Adobe reader that you could use..

with the measurement from PDF on the brochure layout, I got only 73 to 76 m2 for 1012 ft2 house, including AC ledge.
    balcony is 3mx1.8m as basis.
where are the other nearly 20m2? public area?

Thanks for pointing out... there is a slight difference for mine too.. about 15% difference in area. anyway, I used the ratio to calculate the dimension for me as a guide for shopping... cheers...

    Default Rates

    Hi,

I may sound abit ignorant here but I am hoping to get some feedback re fixed vs sibor rates. I am going to refinance my loan and am in 2 minds which to opt for now in this current environment. I already have brokers so am just looking for some feedback/suggestions. Thanks.

Just paid up another 5% to lawyer, total 60% paid up so far.

Is everyone already paying the same?

went down personally just now. saw the gantry erected along the road towards the MSP and there will be another one at the basement carpark.
Kind of stupid. if outsider unknowingly drive down then he will stuck there.
The guard has to be very alert and recognise all the cars, else he wouldnt know which to stop...

Thanks for the photo. Really strange design..
with the gantry so far back from the guard house, how it suppose to filter the resident cars from public one.
or has our MSCP become a public carpark already
