    Hi, could somebody kindly enlighten why this project is not moving? Based on URA Arpil data, only 75 out of the total 250 units are launched and out of this 75, only 56 units sold.

    huttons took over the marketing of this project recently i think.

    even then, lost their magic, 6 sold in may at 1426psf median. 188 units to go.

    developer can't get basics right
    -bedroom window 75%fixed panel only 25% can slide open
    -kitchen window face into dark recess
    -balcony very big
    -some units get partial view of opposite kitchen n aircon compressor

    still thinking whether to go to his "vvip party" this sat. if really so much wastage of space then abit redundant.

    Wrong answer!
    Real answer: They are too clever, see that big big balcony, free space to sell yet not in GFA! You see which developers & architects no brain and don't optimize the 10% free balcony space given to them? Same for all the weird designs, all make to maximize spaces to sell and not for your comfortable living! Same for using all glass walls rather than concrete!

    Developers motto: Build properties to optimize saleable space at least costs, irregardless of design (inaccessible planter areas, super big inaccessible air-con ledges, segregated balcony areas, they like giving you private lifts that are really not private at all(!), etc), materials (cheapest possible), and liveability (not important at all)!

    I must say i really hate some of the "private" lifts. Its not private at all and then every unit still shares the same lift and after come out from "private lift" still got a door with grills. Sibei bo liao. And worst still, the area just outisde the private lift is so cramped and smelly and no windows and zero natural airflow or ventilation, and can only smell the shoes of the owner. Sibei unglam.

    But the problem is.. The price City Sq Res with over 10x times more indian/banga.. cost more than the quiet side of Cityscape over at Mergui Rd

    Hi,

    The cityscape price doesnt seem to drop..Will the recent property cooling measures,bring the price down ?..

    Is it advisable to buy now ?

    The developer bought the land cheap and can afford to wait out. But if there are no takers at all over next 3 months, we shall see. Worth holding on. It's going to be buyers' market.

    Developer where got bought the "land"??.. It was an enbloc deal lah..

    The deal was not cheap.. that's why even after so many months.. this developer die die hold on to its asking price lah!!

Hence, developers who wish to profit from housing demand in locations that have little (or no) public land for sale would have to turn to en-bloc deals."

    SO is en-bloc deal not the same as buying land?? NB!
