It would have achieved better sales had the developer downsize each unit to 300 sq ft. Wrong strategy.
Obviously if got money sure buy Suites@Orchard.
No money no choice lah have to buy Cityscape that lousy location even though it is about 2km away but traffic jam all the way to Orchard.

Smack in Balestier, not really a good location over there at Mergui Rd and the place give people a feeling of a bit messy. Traffic to get out onto Norfolk Road is smooth? I am not sure. Balestier Road is real bad and inner area is real bad. Still, $1.4k new one & FH, price Ok lah, better than those OCR selling S$1.2k+ psf and 99LH some more!

Went to have a look just now (sat afternoon)...really nobody around. Only another pair of customers there. Anyway I enquired the cheapest unit available, #03-08 2 bedder the price is $1335690, 1378psf! No wonder poor sales.
All the people gone to Lakefront at Jurong.

For this area surrounded by HDB flat, their pricing seems kinda "unconvincing". The sales will truely reflects of the demand for this development. Those early transactions lodged in the caveat could be "inside" sales for propoganda purposes.
