I agree with your observations. Telok kurau on the other side near to Still Road has the highest rental value. A 366 sqft was rented for $2600, mind u there is no facilities in the estate. Reason being it is just under 10mins walk to katong i12, many eateries, many buses going everywhere. But haig 162 is pretty neat.
