    Similar design for Centra Studios. The ground floor is lowered like a basement car park, hence 2nd floor pulled down together as well.

    Ya.. looks like you can just climb up from the pathment. Very unsafe for those level.

    The 1st picture shows 2 men walking and their height is roughly at the lower end of the glass balcony.

    Probably due to development control restrictions. Ground floor max height is 4.8m and car park protrusion with landscaping is max 1.5m. Not sure exact numbers but its there in the URA DC guidelines Since the elevation of ground floor is higher than 1.5m they may have to scale back on the actual height of ground floor.


    Anyway the angle of the picture taken plus the protruding balcony area probably made a less favorable perspective and make ground floOr look shorter.

    Sorry, I beg to differ. My comment was based on observation against the adjacent buildings' 2nd floor height. Those are old buildings, by right ground floor should be even shorter.

    Ok I get what u mean now. Could it be in the past the development controls were more lenient on elevation/landscaping?
