    i was quoted 1bedder(poolview) 1000psf, ard 580k and 1+study facing reservoir 10th flr at ard 730k, 1100psf

    today staff and associates preview..tmr den public preview...got $ also cannot buy now

    is 730k worth buying?...pay smaller quantum to have same reservoir view...

    but 800k can get 3bedder last yr(no reservoir view though)....wat u guys tink?

    bigger units with reservoir view still below 1kpsf though...

    u shd say smaller sized units with reservoir view is fast becoming very rare...or shd be the first of its kind

And we believe that the this WFG will no have any 'star buy'.. jus look at WFK.. they already 'stop' this 'star buy' period.. and with the future MRT yet to establish this will be a gd time to buy... esp 1 bedroom & 1+study.... Trust this theory.. Those yuppies who intedn==nding to get married and cant secure a 'direct HDB' units and nt willing to spend on COV will be the targetted group when closer to TOP or when fully sold.. Becoz this group of buyers are those who must 'see', 'hear' and 'know' the whole situation liao den buy.. those are the guys will be in the losing end.. but their loss will be the gain for the buyers who buy now...

    buy at 1.1kpsf for 1+study goto sell at 1.3kpsf in future to make 100k profit after overheads...isit worth?

    1.3kpsf achievable within this cycle?

    for example:
    *price quote before discount

    1 bedroom facing pool low floor #02 is ard $631000 (581sqf)
    but after discount is at $977psf

    1 bedroom facing pool high floor #15 is ard $689000 (581psf)
    but after discount is at $1067psf..

    *bro devilplate we believe that sooner or later it will breach more than $1kpsf for heartland areas.. thus it wont be a surprise that eventually ended at $1.3kpsf.. Chances is rather high but not 100% but am sure that u wont make a loss if u hv holding power.. Half year before TOP is the time at the highest.. not forgetting tat the MRT will be up.. so u can think how much increase is being expected..

    I will update the latest pricing once being cal..

    i would say the remainin units for 1 bedroom will be less ard 600k for high flr.. and 1+study at 760k..

    2 & 3 is not open launched today... but there are some who had place cheque for it... today only open 1 and 1+study..
