    Talking Leicester Suites - New along Leicester rd

    Saw the onemag.sg and a new development called Leicester suites at the remaining enbloc site along leicester road. This is the development between Platinum Edge and Intero.

    With this last development the entire Leicester Rd is now completely redeveloped as a residential area.

    BTW, I own a unit in OL.

    The plot size is similar to Intero , may be 50 units average 93-94 sq m size, 3 bedder w/o utility room.

    Actually i think Parc Aston is probably the best located. It is a shame the developer chose to build 2 stacks of 3 bedders instead of say mm and 2 bedders for one of the stacks.

    I own a unit in OL too....
    Glad that it'll launch Leicester Suite so may help to push up OL price.
    OL price still not yet hit $1k psf...sigh!
    Btw ,when will leicester Suite launch?

    Why OL psf cannot go up given FH, location and full condo facilities? Maybe most of them are owner occupied.

    prices for potong pasir side seems to be condemned for some reason.

    - One Tower, 14 storey, 47 Exclusive units
    - Choice units of 1 br/2br/PH available
    - FreeHold

    Hmm seem like mickey mouse units !!

    Last transacted unit way above $1k at $1,071 psf.

    With the Upper Serangoon/Pheng Geck plot expected mkt above $1,050 - $1,100 psf, this one FH, Full Condo above $1,200 psf , not an issue in time to come.

    47 households for 38 carpark lots. Great competition for carparks. One leicester will move up if this development is asking for above 1K psf.

    if price at 1200-1300psf..1 leicester still will be stuck at 1kpsf+-...simply bcoz one big and one super small units....quantum still huge difference

    unless they priced at 1.5kpsf...which i dun tink so

    yeah, i feel that above 1k psf also can move but won't necessarily drag one leicester along as its not really comparable.

    Platinum edge has better finish and launched price was quite high then.
