The Sound will be launching from 1350 psf to about 1400+psf for non-poolview units according to Far East agent. The car park is on first floor, not underground, which means units start from 2nd storey for most blocks. The other car park lots will be all around the estate. They are not even launching the pool-view units. Agent said FEO keeping them for 2nd launch, with the expected pricing of $1600psf. Does this mean FEO is expecting market to rise further?
No wonder they named it "The Sound", to make us think this is a "sound" investment at $1400psf?
A lot of projects under construction in D15 are not sold out. Many are not even 50% sold and shd TOP in a year or two. just wondering when the circus will end. And still got 2 more launches coming up soon - "The Sound" and "Jewel of the East"? and both going to be 1400psf? All getting inspiration from Siglap V mickey mouse units pricing So much supply coming onstream in an already very dense and crowded environment.

Far East should follow the footsteps of Fragrance and build 300-400sq ft units and keep quantum low - there is a reason why most new launches at Telok Kurau has gone down the doghouse MM route. Once an area has gone down the MM route with low quantum units, it would be very challenging to bring up the size of the units to standard size units. The specuvestors can find cheaper alternatives easily - and many of the low-quantum MM nearby are not even fully sold.
FEO can afford to hold. Eventually, 1500psf will be achieved.
