    sounds like the traffic noise is more than noticeable... hopefully less so for the units facing away from the BKE

    as my unit is looking into Tree House's pool, likely i wont have any issues with the future condo's construction to the south of Foresque...can;t say the same for those in Blk 101 103 n 105...

    My master bedroom facing the express way..dun know can sleep a not with my windows open as I prefer natural wind than air conditioner ...watching tv dun know have to switch the volume up to max...bro dan thanks for all the beautiful photo u had taken and posted here..

    At TH the glass panels on the windows and sliding doors are thick and bock off the sound very effectively, I would expect FR to have similar or even better glass. Noise tapers down at night, so still possible to sleep with windows open I guess, just that it starts again early in the morning....but the wind here is cool and can gets very breezy, perhaps its this part of the year, so far with windows open, hardly need aircon and even fan especially at night....also as mentioned...mosquitoes population seemed under control....so when FR is completed, if both development has coordiantion on fogging, there will be even better effective control.

    Hello again, Nighttrain. Sorry we ended up chatting at our neighbour's forum (ES). I seriously doubt you would want to open the bedroom windows to sleep as BKE can be fairly noisy especially those annoying motorbikes with noisy exhaust. But if you're on the higher floors, it's still ok to close window and on the ceiling fans as it can be fairly cooling at night. Perhaps you can install roller blinds instead of curtains as they may be more effective in blocking the noises. Just a suggestion.

    Hi Esso99, 3 bedder's maintenance is around $380 inclusive of GST. 4 bedder is around $500 all in. But this does not include sinking funds that would be set up usually after the management committee is formed. Cheers.

    at this moment Treehouse and foresque have more than hundred units for rents, it has been vaccant for some time, it looks like transport is a main issues, second is the place have no eateries and grocery stores.

    ......as far as I know, when I meet up with my buddy there for a drink at the pool, there are lights in most units, think the figure for units available are inflated due to multiple listing.....transport is not an issue as TH has shuttle service to CCK Mrt....and are served by service 966 and 700 which take you to Toa Payoh and Orchard respectively within 30 mins unless during peak hours....peak hour traffic affect practically every corner of Spore not just in this area....when DTL is ready possibly the Shuttle will ply there which will increase the frequency and there should be new public bus services to serve residence here to connect to the new MRT station.....it not a matter of resident not raising an issue...everything boils down to economy of scale...when teh area developed it will be more viable for more bus services to ply the route.

    Additionally Bt Panjang Plaza is undergoing extension and the new integrated development will add on to the shopping options when completed within close proximity of a couple of bus stop.

    Singapore is just a small country, no matter where you are it won'y take you more than an hour to get to most places....which explain why psf has gone up faster outside the central region.

    is this a joke? have you seen the $psf for condo unit at town area like tiong bahru, alexandra road, river valley, etc?

    Singapore is just a small country, no matter where you are it won'y take you more than an hour to get to most places....which explain why psf has gone up faster outside the central region.

    Price had already dropped, is dropping as we speak and will continue dropping. In fact, there are many owners/investors willing to just sell their units desperately before their losses get even worse.

    Property investment is a long term one, i think, and to dispose of our property just cos of the recent cooling measures and worrying about not being able to sell in the next few years, will be completely regrettable. In an island that has limited land space, and land sale prices are definitely getting higher each year with a higher population, properties launched by developers will likely to become pricer.

    I assume "long term" in your response refers to within our lifetime. If so, there's only one direction the prices are going - down south. Prices are getting lower, not higher and let's not forget developer is adding all kinds of special "goodies" to entice people to buy.

    The land may be limited, and so is the population. Singapore's population is shrinking. More Singapore families having less children and the young ones are migrating. Less FTs too thanks to the government's stricter and stricter rules to appease its citizens.

    And there is no new foreseeable engine of growth. Electronics going away. Biotechnology is a failure. Pretty epic one too with "free" education down the drain - apparently PhD prefer to walk naked on the streets. The casinos ain't bringing in enough dough.

    Alright, enough said. Let us not kid ourselves with castles in the air.
