    now you know how reflections by the bay got designed. take a straight building and use wide angle lens to distort the images, voila, you get reflections by the bay.

    Although wide angle len is used...the condo is really spacious and wide.

    ...by the way, forgot to mention, the cabinets in the rooms are being installed already... in any case, had only my fisheye with me when I happened to pass by, so some images kind of distorted, meant to show the progress rather than the space, though if you happened to know the project, it is indeed quite well spread out unlike many others, and you are guaranteed of an open end on the Zhenghua park-side, the development opens up towards this end so it looks quite open and spacious.

    The hilly site next door has been leveled.....its elongated and smacked onto the hill-slope of the neighborhood park, with maybe only a block on the open towards Zhenghua Park-side.....lets see how much they will be launching.

    Yes i agreed with you all in some extend.. but somehow the distance between the foreskill and TH is pretty near though..Hopefully the opposite developer will not over shadow TH...

    really nice development, and the environment is great. i think it will be an excellent place to stay and come home to.

    I called sertia sometime ago, they only say its a high rise development.
    the rest cannot reveal. I guess is another 24 storey project.

    It has the same plot ratio, so should be high-rise definitely, the land area includes the former Chestnut Apartment, was that FH or LH? ..or was it so old that its lease has expired? It looked more like a 30-40 yr apartment.

    Anyway, if I were the architect I will probably create a terrace design to orientate towards Zhenghua Park. Build MCP at Petir Rd end, and a apartment block on it to maximize unblock units.

    Otherwise, development sandwiched between TH and hill slope......nice buffer for Th against the monkeys that roam the Park.

    Setia prices across the causeway is on the higher end....so goes they will be pricing similar or higher than FR.

    The developer also owns a 4.62-acre plot along Chesnut Avenue which it won in a tender bid end last year for S$180 million. Plans for the Chestnut Avenue site are for an eco-themed development comprising an estimated 400 units of 1, 2, 3 and 4-bedroom types with a potential development value of RM1.1 billion.

    convert to sing dollars to about $440 million in total, how to workout into $psf of 400 units with 4 types of design. anyone?

    .....sounds like not likely to be below 1.1K psf on the average.

    ..overshadow????? hahaha, tell me how it will overshadow if TH launch price was 800-850psf which is considered EC price in today's standard....if it looks good, it will enhance the area.....but it will never have the spread out spaciousness of TH....too bad you missed the boat.

    Anyway here are some other distorted pictures I took yesterday, was interrupted by rain so did not have time to plan properly.....

    ...as you can see, the forested area next to TH is gone:

    The blocks have all reached full height but likely to be dwarfed by Foresque on pillars...

    Huh? TH is not anywhere near to compare with Caspian.

    Caspian got mrt track and their shenton way. So, cannot compare.

    HDB flats near Caspian just lack of swimming pool and fences to achieve the same price as them. Wasted. I should have bought a flat there.

    If you average up the sizes to 1000sqf x 400 units, it should roughly be $440m/400=1.1K, taking into account that 1bedder below 500sqf and 4 bedder 1500sqf and above....

    ..crane still around, but site office not sure. The cabinets and sliding doors on the upper floor probably still need to be airlifted.
