I sold mine in early Sept for a 25% gain and bought a FH walk-up apt 2 days alter..

I was thinking for WB to move up higher is possible, but then again the walk-up apt should it go en bloc (hopefully not within the next 4 yrs) wld definitely give me more bang for the buck. I was really eyeing the walk-up apt for many years already, so even if it doesnt EB, I wldnt hv minded . So when an agent came in with a buyer at my target price, I sold and I bought. Dont get me wrong, WB's location is really good.

For me, luck and timing play a part. IF the walk-up unit wasnt available, I may hv 2nd thoughts abt selling. 2 weeks after these transactions, the latest CM set in. I cldnt afford to fork up that much cash upfront too.

In the end, I paid an extra $200k for an additional 330 sq ft and also changed from LH to FH (albeit an older development).

    My worth..

I am guessing it should be around end March... The clubhouse is still pretty much in a raw state... Far from complete

Bro, wise choice and good calculation and a good hit-run indeed (for the 25% rise) !. I bet your FH possible enbloc must be in a good possible location. $200K extra for that 330 sq feet may mean more $$$ when enbloc in future as it is FH.

    I reveal partial...

Its stack 11, but strangely caveat not lodged yet by buyer...as far as I know from what my agent told me, buyer is a 30+ Singaporean couple.

Re FH walkup apt, lets say its WB postal district plus 1.

At that time, the sold price was the 2nd highest psf done for the same unit size. I understand 1.7m was done, psf may differ though.

I could hv waited, but then I wld hv missed my buying of the walk up apt.

No offence ...The MSCP macam HDB car park ... can't they do something like Double Bay Residences i.e. make it green??

I would expect UOL to have higher standard than this

Wah lau eh...the carpark is indeed an eye sore.

Dakota Residences' car park is basement type, and this is so much a HDB type of carpark as mentioned by someone earlier.

Hopefully they can do a "green revolution" on it..

It's a 1+1 ... But the study is big enough to consider it as a 2br in today's context.

624sf and 635sf layouts have a small difference in the balcony size
