    Lovelle, there is one transaction done in Jan 2011;
    a 1141 sq ft unit sold for $1.415m, $1240psf not bad...

    Apparently, WB is a 100% sold out project, but based on URA's site, total transactions so far only shows 570. WB is a 616 unit development, anyone care to comment why the balance of 46 sales/transactions not lodged?

    Can wait for the 100% sold out avertisment / sign by the developer at the construction site. But think developer not eager too update since they have limited landbank in S'pore.

    scanned thru....cant find caveat...perhaps haven take bank loan....original purchase price shd be around 76xk.....breakeven shd be ard 810-820k region....shd wait after april den sell rite? .......or getting panicky?

    in any case, it helps to push up the valuation by ~10%

    more like at $840k it's still a bargain to buyer, since seller willing to let go. Buyer moved in but seller shld wait a while to get more....

    I would ask for $1.6k - $1.7k psf...

    i dont any unit in Waterbank, but if you willing to buy one at 1600-1700. I am willing to pay 1500psf there so that i can sell to you at 1600-1700psf. Arbitrage and risk free transaction.

    Re photos of progress at WaterBank by Ken9170, I am very impressed by
    the construction progress, so much has been built near the entrance.

    Correct me if I am wrong, Block 70 is on the right and the other block should be Block 76.

    At the rate its being constructed, TOP should be in between late 2012 and 1st half 2013.

    The success of this project will depend on what is the quality of product delivered at TOP ... if middle end quality ok, if like mass market jialat already How is the quality of Dakota Residences? TOP already?

    Have u seen southbank? Worse den some mass market quality but prices keep hitting new high after TOP.... whereas better quality like lumiere prices stay stagnant..... Location n view comes first.... Build quality become more impt later on

    Bad finishing and workmanship, as long as not structural or serious, can change in future. Location and facing cannot...

    Location/view of Waterbank as good as Southbank and One Amber (freehold) meh?!

    I have a nagging feeling 1.4kpsf near MRT will be the peak of this cycle.

    Not much upside, also not much downside, that's why good quality may help

    In terms of distance to town, it is probably comparable to Metropolitan/Ascentia Sky ... so Metropolitan resale could indicate the future price of Waterbank. Good luck

    Resale price at Dakota residences will be a good estimate of Waterbank's sale price. Some of the units with private lots and overlooking the pool may have more demand.
