    As on elevated ground, 5th floor onwards seems still have some view. Lower better at least hav pool view. Big family 4 bedder still ok. Overall perhaps only good for investment or rental

    Yes, they should hurt estuary sub sale. 2.1 plot would really hurt as mrt problem can be solved with shuttle bus. Not a good mrt station anyway.

    If not mistaken Minton was launched shortly after estuary. My impression that time was estuary has better finishing. So perhaps estuary is value for money. Hence sold out. But I think rental good chance will be pretty good, given the low price then. I feel it's finishing also better than Miltonia.

    Choose those unblocked ones facing stadium

    Not as ridiculously expensive but much less noise and with greenery view

    first one is ground floor? "1119sf including PES of 323sf" - very small liao...

    2nd one seems to face stadium and tennis courts directly somemore near to road....high floor so noise travel upwards....run run run

    most people walk average speed around 100m / 1 min

    if this is 700-800m from MRT then 8min is reasonable for a stroll i suppose

    but dun forget you'll need to cross the road

    For me if buy estuary without view might as well buy 8cy. Regret never max out to buy #16-02 that time. 270 degrees of unblocked view.

    I was at the preview, that unit was rejected and I was offered for it, but at that time around 800k for a 2 bedroom unit was unheard of and was ultra expensive.

    What's the view like? West sun? I dun think there are any 2 bedders with reservoir view though...

    Stack 2 has one of the best view of the whole development + direct underground carpark access.

    Anyway I shall wait for the plot infront of miltonia residences, should be up for sale later this month from hdb.

    You mean behind Miltonia. My only concern for this area is the location. It is REALLY far from the MRT or eateries. Speaking from experience because I stay nearby.

    Yah its far from mrt, only for those who drive. Hopefully once this area get more populated, there will be a better feeder bus to khatib or yishun mrt. As for eateries and minimart, there will be one just across the road at the MSCP of Yishun Vista spring bto.
