i thought you are a genuine forummer. however seeing that you spam 10 threads in 1 go, are you actively advertising for that thread? then please be open about it in the first place, rather than solicit for advice on leds. if this is not the case, then why spam??? good to hear your explanation.

I remember visiting estuary's showroom, balcony big big, room small small. Never did it cross my mind that i would see the bigger units crossing 1000psf so soon.

    successful marketing, my friend.

anyway, taking away both estuary and SM's balconies, i believe the unit flr area is abt the same. give and take, both location pricing is abt the same. SM more for own stay, peace and quiet. estuary more for investment, convenience everywhere.

believe id can just change the swing door to sliding door. but must make sure the passage way is at least 1m. common rooms will not have this issue as the wardrobes is not along passage.

SM is located at the road junction if u go for peace and quiet. I think MR is better choice, MR is nearer to the green and price is much more reasonable. From the lately transaction price MR is about $15O psf cheaper than SM. ( just my observation only)

you are not wrong there. for SM, those facing outwards kenah the noise (note that their prices are quite cheap hor).

those facing reservoir will be shielded from road noise.

in terms of layout (not the unit, but the devp), SM feels less cramped. if i'm not wrong, MR dun have marble flooring. but anyway, just sharing of views. no right or wrong.
