Agent said that there were already some subsale transaction for 4 bedroom during launch. Don't know true or not.
But think it may be interesting to watch subsale activity for this project given the strong demand at launch.

Wait for launch and it will be known. Unless you have insider information or they are going to release it to public. The above are my guesses... your guess is as good as mine.
Lowest psf, $620 psf 1431 sqf #01-40 @ 887k (low floor no view)

    Highest psf, $914 psf 915 sqf #16-02 @ 836k (reserviour view)

Was very interested in getting a unit there as it was very close to my parent's home. But can't afford the reservoir facing units at that point in time. Money tied up in other properties.

I think not for me, because the main attraction is the reservoir view, if buy non reservoir facing unit is like "so near yet so far away" kind of feeling. Unless it got those roof top sky terrace like waterfront gold/isle, then non reservoir view units would be good.

The number of successful subsale speaks for itself. Market is right 99% of the time.

the layout really not good, the usable area might be only 500sqft

Ok fair enough. But you'll be away from the west sun and road noise too if you dun face the reservoir!

If below 800psf and pool facing - considered a good deal?

A lot of cristism on estuary. That time I also thought can wait. But later when more and more condo launches around Yishun/sembawang/canberra area, I find that other development is either even worst or cmi or worst, the price is even higher.
My Bro in law bought a unit @estuary and up till now, I regret for missing the boat.

Not always true, the only person I know who's always 99% right is my uncle. He flipped a few underdogs dev (bought during SARS when nobody dares to enter the market) and is now enjoying himself at tanjong rhu riveredge penthouse overlooking the flyers. He chose to oppose the market.
