West Coast to Orchard takes only 15-20 minutes? On a Sunday morning may be; peak hours takes like 1 hour or even more in start-stop traffic, Other time also not that good because of the now large vehicle population. It is the start-stop traffic that kills the driver (and not the 1 hour driving - Drivers will understand that very well).
Say for analogy, there is a big explosion in Jurong Island, you are saying that Orchard Somerset will be affect by the explosion as well? Wow! That is probably a nuclear bomb and not explosion!

Have same experience too. Used to think that D9-D11 area must be always traffic jam and hence why pay so much to get in the traffic jam? Thereafter, realized that some areas in CCR is actually damn convenient and there are actually many roads in & out that will not be jam up (only people who live around there will know these roads while the majority who live far away always use the main road and get stuck in the perpetual traffic jam). I realized that I had always been exhibiting "Ah Q" spirit previously and not willing to pay more for the property in CCR. People just have to experience it to know the advantages that you mentioned while those who didn't will just... (well...).

The showroom is closed now (preview end). The agent i purchased from told me official open for sales this Friday, and official brochure will be out. Good stack like 08 will be opened for sales at $865psf averagely....
One think i don't like for all new condo design now, balcony is big and planter box eat into livable area. Common practice now....
If people keep buying these unlivable designs, developers will keep building and selling them.

Car parks will not be provided as long as the stadium car parks and the HDB car parks around there are not utilised completely. What you are going to see is that more and more cars will park at the HDB car parks, followed by enforcement checks... it should be managable. Anyway free parking on Sunday at the HDB block and not at the facilities block of the stadium.
In the long term... when there's really a clear indication of lack of parking in that area and a increased park visitation... I would think a multi-storey carpark would be built at the park, with provision of a food court.. something similar to the one at the Botanic Gardens. But you might have to wait a pretty long while for it to be a reality.

I believed the 10% discount is over. When i was there they said the discount now was 8%, but 3-bedders and above still available. After some negotiations and i thought this project made no sense to get a small one for investment, i decided to take the 3-bedders (not the odd design unit in stack 22, 36) but a fuller square one with bigger internal livable space (stack 21 i bought). The showroom 3-bedders are stack 36 design, i saw a lot of wastage here and there.
Every project now launched with discount, then partial discount and up the price when demand is good, and discount is still given for bad/odd unit. Why buy something not good even if there is discount, not my principle as investment in property is a huge commitment.
Trust me, for any project now, to get a sizable profit thru flipping is impossible now (not the high end). Those missed the quantum shift in 2006 to early 2008 will no longer see profit of 200-400k within two years. All properties now factored in high inflation. If the govt in China, HK & Singapore not controlling well and balancing the demand vs supply, a fall is very likely. Touchwood.
I'm sure PAP would like to keep all HDB prices at current level if not higher. Collecting stamp duty is 'shiok' for them.
