    You can do it only if you have no mortgage. the bank will force you to hire a lawyer if you do have a mortgage.

    for all my past purchases, i check bca site for top. once approved, i am immediately chasing bank for disbursement and lawyer for keys. fastest was 1 week frm top.

    one week is impossible. after TOP, there are payments to make and documents to file with singapore law society, and such. if you are your own solicitor, you need 3 weeks to one month. Your lawyer would be slower.

    I passed by today and saw chairs and tables...... I assume they are going to have some kind of celebration or opening ceremony.... ha ha ha...

    Perhaps, recognize the completion of work done....

    By 1 month to get the key after the TOP...
    Which is why I think it would be end of April........

    Not sure how long will it take to get the key after TOP. Just asked a friend today, she said she got her key in few days after receiving the TOP letter from lawyer. So, it's very possible to get the key in a week after TOP letter is issued.

    Thats a traditional project completion party or BBQ organise by main-con with all nsc or sub-con chipping in, mandatory.

    If you see this, it mean china con HAS NOT HANDOVER the site to FCL.
    When a builder serve the intention of project completion and handover to developer, the developer will go through the contractual detail/inspection (not all units will be inspected) with the builder.

    After developments defect was rectified (confirm got) with site handover, the underwriting bank for the development will disbursed payment to the builder. THEN, the developer which has assume greater liability will issue request of FINAL payment from all owner or their respective borrowing bank and lawyer for disbursement.

    AND it will be faster if the project underwriting bank is the same as the borrower bank else, conveyancing lawyer of different bank will settle among themselve otherwise.

    Once project bank recieve payment from owner borrowing bank, notice will be serve to developer which will liaise with owner lawyer and date of handing over will be fix.

    NOW, submission of TOP inspection could be submitted anytime in between or even earlier and assuming the inspection clear all points and TOP issue, THE TOP ISSUED DATE DO NOT TRANSLATE INTO ANY CONFIRMATION OF HANDLING OVER DATE.

    TOP obtained is a regulatory and building issue which form part of vacant possession. Handling over of premises still depend on ton of paper works with many parties in the background.

    NOTE: At times, there are always despicable vendors, developers or builders which short change a developement. Don't know why, landscaping and gym equpiment always the case.

    THEN, there are always some idiots which will proceed to use MCST fund which contribute by the incoming owner to purchase this shortfall. This loophole is cause by the lack of council committee during the 1st year which the development MSCT will manage by developer which in turn engage the estate management agent.

    All future owners of CW, do yourself a favor, after going through the list for your own unit, check common area as well. Any shortfall or defect is fine, so long it is rectified WITHIN developer or builder expense. Anyone so long not from the MCST which is the owner money.

    PS: In any case, the chairman could demand any compensation during his 1st term which is around the 2nd year of development age. I did it once, chasing back the money use to purchase gym equpiments which is rightfully to be under the developer costing and not the MCST fund. Only to recieve it in the 4th year with the cost of legal equal to the gym costing. lol, but all the council members said the same thing to me. NEVERMIND, SONG! hahahhahahah

    hi apple3, do you ask for the surveyor's certification to check whether anot your unit is > 3% shortchanged?? For common area, can also for such proof? Oh btw, if > 3% then how to chase $$ back ah?

    Don't need surveyor, just ask your reno guys use the laser ranger finder to agar agar can already..

    I never encounter the 3% rules so I might not in a position to comment on how to "chase" back.

    FCL is a worthy developer though.

    I was in the board the last time and have the AP records thus know what has been short change.

    But else, you can ask the estate staff or simply see the sticker at the equipment and call and ask have they recieve the payment.

    Again, it boil down to how the developer/builder willingness to settle this issue.

    We went to see the site yesterday and discovered the contractors are doing some minor final touch-up of the units and the landscaping. The greenery looks nice...

    The workers said that they can allow owners to view their units unoffiically on the 25 of this month.

    I love the place but just a bit upset with the lap pool size which is pathetically small .

    Haha, if more than one person wants to use the lap pool, you guys would have to take turns. It looks like a one-person lap pool.

    Hi bro, you are unlucky. Last week, I directly went inside the project and walk around for a while. Everything looks nice, in harmony with the environment and neighborhood Varsity Park.

    Use the recreation pool lor. The lap pool treat it as a bonus, better to have that than a walk way.
    I walked into the development before also, when the guard wasn't looking. Managed to snap some photos of my unit and see the progress. Last I went, the ponds were still empty. I wonder if they are making walkways across the ponds into the first floor units. Otherwise, the first floor units are not accessible via the patio. The proximity between blocks are also quite decently spaced. The plants and landscape really cover the first few floors very well.
