    Default peeing to the lap pool

    last weekend saw an old couple allowing their grandson peeing to the lap pool......so disgusting.......the pool is just like the public toilet bowl to them.
    also seeing some ang mo kits letting their dog playing with the pool water......

    Looking at #03-48 unit vs #03-37, same size, sam level, similar facing...
    In fact #03-37 is less desirable as it is too close to Clementi road (vs west coast road)...
    Wow the buyer pay $125K more for a less desirable unit!!!
    Wow what a difference in 4 days can make... or the buyer did not do his/her own research and depended on the agents...

    You make a mistake...03-48 is the unit facing the road and not 03-37 which is facing the woods.

    can you blame the old couple? the narrow strip of water does look like a toilet to them. if your lap top pool were much wider, the chance of such mistakes would be zero.

    This is about educating and tolerance. The MC (mgmt committe which will be form later) will have to implement strict rules and regulations to reduce these nonsence. The usual complains like dogs poo poo everywhere, residents throwing litter to the ground unit, residents displaying undies on balcony, uncontrollable kids making noise in the middle of the night etc etc. All these issues can be resolved. But my biggest worry for CW is the main entrance which will be a nighmare when all the residents move in.

    would like to know how is the asking pice (psf) for 3 bedroom at CW now?
    hardly see any transection recently for3 bedroom.

    You can check propertyguru and streetsine...

    Most sellers are asking $1150++ even for 3BR, but general buyer demand are at the $950++ level for this 99yrs LH,
    so explains not much transactions...

    There is enough space ( 10m of grass n path between CW gate n West Coast Road) to create a right turn lane in front of CW if needed. Anyway with 200+ units n probably less than 200 cars n efficient security guards also acting as traffic warden it won't be chaos even if there is a jam.

    No. you can hear a lot of noise from clementi road from the cw condo. I jog in cw park regularly, and sometimes the noise from clementi road is loud and unbearable. it is a very very busy road plied by heavy vehicles.

    Some units at CW condo are only 100 meters from clementi road. Stack 37 is one example.

    Last wkend was at my friend's unit at CW, while at the balcony saw the opposite unit hanging her bras so opening at the balcony i counted altogether got 4 bras to be exact.

    this project quite power...hit ard 1kpsf for a 99LH w/o MRT...

    i nvr view b4...but how come prices still holds up after TOP despite so many bad comments?

    Usually price increase even more after TOP, then before TOP lah ... as you now have to "priced in" the "additional benefits" to buyer being able to view the unit...vs on paper floor plan.

    Nevertheless, I see just 1-2 or no transactions (e.g. zero in June) per month in the last few months...

    Sellers asking generally not meeting Buyers bidding prices...

    haha, u still remember what color is the bra? would have to check with the maid she hang the bra at the balcony last weekend......

    Lorong Chuan 's Scala $1170 psf average, Terrence at Toh Tuck rd $1300 psf, Clementiwoods would be higher n have more transactions if not for the many bad comments.

    Just one thing I am really don't understand is why is other wuloo places like lorong chuan, serangoon new launches hitting 1100psf+++ or higher when CW and neighbouring projects like VP, Stellar, Carabelle, Infinity etc etc not able to get the same kind of psf. If you compare location wise, D5 is within proximity to the city with easy access to major highways, near to good schools, good amenities etc etc.

    This may be a good sign for those older development near these new launches hitting new high psf. They will be enbloc one day and redevelop with smaller units. Developers make more $ and prospective home buyers pay more in $psf.

    One thing you have to understand is that Lor Chuan is near the central area of the island. It is easy to go anywhere from Lor Chuan. Whereas D5 is only near to the city but located more to the west.

    Lor Chuan envelopes an area of private houses with Braddell Road. Many of the houses there have been flattened and rebuilt. Some of them are pretty posh houses. When I drove past, saw someone in bikini drinking wine in her own pool in the afternoon.

    The value could have spill over...Even in the crisis, The Chuan lowest psf was 850 - 900psf. So what can you expect?

    Near National University (best "school" in Spore ) , United World College, Spore Poly n NUS (Sec school for top students in science n Maths ), ACS n ACJC in Dover.

    But it is true no good primary school nearby , so more convenient for those with teenage children studying in NUS n Poly.

    Anyone advise where is the location of the upcoming MRT station closest to CW besides the one at pasir panjang/NUH(Kent Ridge)?

    The developer mentioned that there will be one at junction between clementi road and west coast rd............
