But only those new staff who cannot get a unit at Kent Vale rent. other nonfaculty staff with lower pay may not have good rental budget to stay at new condo asking higher rental. so more go to older condos (and students) , some along pasir panjang.

I saw people discussing on CW and NUS, so I'm sharing my knowledge of (potential) NUS tenants as I've one of them and most of my friends are. I'm not supporting any side, just try to give facts and CW investors can judge themselves. I reworded for quite a while hoping not to make anyone unhappy. For One-north, SP etc I didn't wanna comment. Since u mentioned, CW to SP2 direct bus. SP1 only bus on AYE but can walk to NUS and take free shuttle bus from NUS to SP1. Most tenants of Blue Horizon/westcove/west bay would probably go for CW also (except for sea view) if rental is similar.

NUS student should not be target group, at least for the first 5-10 years time. First, new condo usually higher rental, so they cannot afford it, or do not think it's worth the price difference. Second, students don't maintain the unit well. Even if older students like Ph.D couple, or extreme case 2 graduates working with 8k family income, (a labmate of mine), just rent a 3rm HDB $1200 only or max $1400 (may even rent out a common room). When market low around 2002-2004, westcove/west bay 3 bedder rental some even $1500 but that's rare, average close to 2k i guess. Some students stay there. Now around 3k so china faces are NUS staff family with kids, parents. (there're exceptions where landlord only charge 1-2k). Japanese always there, but not sure they rent or own.
When the unit become so old that you don't care about the furnishing at all (or maybe it is not a concern if only look at rental yield) and market rental low compared to newer ones, then students come in. if room big enough (like some old ones along Pasir Panjang), 2 single beds in 1 room, 3 bedder or larger would be good choice coz rental per person would be lower. Currently, 3 large bedroom unit (6 people share), $2800/per month is acceptable (some stay at Hillview area with this rental and sacrefice travelling time). i guess max $3k. If one's satisfied with this rental (in similar market now), then can always find tenant. Rent the whole unit out and the students will settle among themselves. The ones who sign contract with landlord might earn a little bit but also bear risk.
NUS exchange students from Europe, America etc are exceptions. They pay high coz they use USD/EURO but they stay for 6 months or 12 months only.
So what rental/psf r u targeting at?
agree, not only the unit less properly maintained, the condo environment will be more crowded or noisy. but it also depends on individual tenants. we (4 single girls) used to rent a terrace house and kept the place tidy and quiet.Originally Posted by xebay11

the noise is from the bus along west coast road .. so all the same ... units that are facing inside will be alot more peaceful ..regardless if its CW, VP or Stellar ..

hey guys, let's just share some information and view here. i find this forum very informative. no need to judge who knows what better or which project is the best. it's actually interesting to see that both views on "CW to NUS distance" makes good sense but from different angles (i don't comment on other things).

If one drives from west coast road, must pass by Varsity Park and Stellar b4 reaching NUS. In that sense, CW is further. But if one really stays at CW/VP/Stellar, won't bother to drive to work coz NUS parking lot limited and free car park only at Kent Vale (outside NUS) and student hall (Prince George Park Residence in the most remote park of NUS). Most convenient way is to walk, whether students or rich faculty staff. and shortest way is to walk through Clementiwoods Park. The trek is indicated accurately on the link above in dash line (southern most one). the other end is School of Design and Environment, Faculty of Engineering. people can take free shuttle bus to other parts of NUS. VP/Stellar are closer to Arts. but tenants wouldn't be that particular about such small difference in distance.
i didn't realize currently westcove is the "closest" one to NUS until now i have to move out and rent. owners, how much rental do yal plan? i'm interested but a bit afraid that new condo rental might be too high for me.

Now if we are talking about CW, then is near to School of Design and Environment by cutting through Clementiwood Park. Many NUS students do that... and I remembered there was a case when a female student was assaulted while walking through the park.
Among the 2 condo, Stellar, VP and CW, VP has a backgate at Clementi road. So, in this sense, VP is more convenient.

I mentioned that incident b4. it happened in another path (quite long) to HDBs at west coast. we were shocked. the path near CW looks darker and more scary but no choice had to go this way. alternative routes are too far by bus or on foot. u make good scientist . anyway, i guess for such small difference, buyer/tenant would look at other factors. the 3 condos are quite different in my eyes. VP most units huge, so price/rental quantum is much higher than comparable condos with normal unit size. mostly for big family. many of those units are pretty quiet facing inside and noise blocked by blocks next to west coast rd. small size units r along clementi rd, so noisy. Stellar is FH, smaller, next to the junction. heard will be rd construction there?
