    I am not surprised regarding the laminate flooring. I already noticed a deterioration in the quality of finishings to condos in show flats recently. Good thing that the developers are now required to have show flats more accurately representing the finished product or else buyers will be misled into unrealistic expectations of what they are paying for.
    ALot of regional rich buy 2nd property here so they can send their children here to study. I won't be surprised if somewhere down the road a report on this comes out.

    Being ard good schools n transportation network definately adds value to the property in value. Btw, if u don't like the flooring, spend 20k to do it up lah. When u buy million dollar property cannot afford 20k meh.

    Small things like these can be changed ma. Look at other attributes which are more important ba.

    Shame on capitaland for trying to foist off this shitty, over-priced project on unwary chinese and indians.

    but don't think that the chinese and indians are stupid, they won't buy the shitty lemons that singaporeans won't buy. the fact that the developer is trying to off load the shitty project on unwary chinese and indians will further turn singaporeans off. who want to live in a sea of chinese and indians, other than a sea of HDB.

    cut the price to 1000 psf, then we will consider.

    Me too (although I do hold one LH pty).

    Perhaps if all of the interested parties were to get together and approach Capitaland, might get a GROUP discount? Or if you guys have enough to buy up a whole (high) floor, can even hold parties there and chit-chat. No need to come online.

    yep yep agree on this. We will "jaga" the place for the absent owners (enjoying the facilities in their absence). Talking about it, how to administer security for such a HUGE development?

    I think Capitaland should consider making a special "deal" with condosingapore members. From what I see......those who bought units in developments sing praises for their acquisition all the way (even those in slightly dubious locations)....)so Capitaland can make this as part of their marketing strategy. After all, the location is relatively good (near MRT/sch/Holland V/very central in Singapore).

    i also suspect its a giant 2 bedder for whatever reason such as giant balcony/PES. i recall that something of such configuration was available at Interlace also and sold for super low psf.

    Many arguments that CCR is stale, not moving. D10 is lousy buy, maybe providing some facts will correct their prespective. Local Singaporeans always post with substainating facts.

    couple of developements in D10 along Farrer Road

    1) Sommerville Grandeur

    Size 1830 sqft, 1366psf in feb 2010
    1630psf in Jan 2011.

    Represents a $264 gain psf. Quantum wise ard $483k gain over 1 year.

    2) Spainish village

    Size 1109 sqft, $1353psf in June 2010
    Size 1539 sqft, $1624psf in March 2010.

    Not including size difference, pure pft difference is $271 psf over 1 year. Smaller units are usually done at higher aver psf. Quantum gain inconclusive

    3) Sommerville Park

    complex psf comparison. According to reliable sources there are mixture of newer n old developement thus a hugh difference in psf although same sqft condos.

    size 1948 sqft, $1,437 in Nov 2010 1-5th floor
    Size 1948 sqft $1719 in Nov 2010 6-10 floor
    Size 1948 sqft $1684 in Nov 2010 11-15 floor
    Size 1948 sqft $1750 in Nov 2010 6-10 floor
    Size 1948 sqft $1335 in MAr 2011 1-5 floor

    Size 1984 sqft $1386 in April 2010 1-5 floor

    Inconclusive psf on conflicting psf, high of 1750 psf done on a good size 1984 condo.

    4) Waterfall Gardens(new)

    Size 4037, 1500 psf on march 2011 11-15 floor
    Size 1830, 1750psf on Dec 2010 1-5 floor
    Size 1830, 1750psf on Dec 2010 6-10 floor
    Size 2196, 1775psf on Nov 2010 1-5 floor

    Size 2196, 1510 psf on May 2010 1-5 floor

    Psf seems to be moving up from average 1500 to now 1700. represents a average 225-250 psf gain. quantum wise ard $411k gain on average size 1830 sqft

    Anyone feel like adding more pls feel free to add on to it.

    I don't know about the others but Spanish Village is embarking on en bloc. Owners have been asked to turn up for signing this week. The rise in psf will have factored this into account. (although I am not confident it would succeed but it is still a factor that helps to boost the price). I think d'leedon's prices also help to push the price up since you chose that particular location to do your "research". Perhaps you can choose another location not near to a new development or potential en bloc sites.

    A lot of doom Sayers for D10 farrer road. I quiet like this area thus do research to proof CCR can make $$$$ too.

    Southbank, Citylights for example represent more than doubling in their launch psf...
