    i believe exercise of option would be around this couple of weeks depending on when they bought?

    i got a couple of SMSs from agents, didnt ask much. 3 bedders...

    Please lah, going at the rate they are selling, will be gone in no time... D'leedon has been the talk of town this couple of weeks, and I can count up to 5pax around me who bought in the past few weeks alone

    Buying is still strong and the list prices has been adjusted upwards already before the discounts. So net net still e same for 2nd time buyers. Benefit 1st time buyers....

    capitaland's results announcement said 1158 sold as at 6 feb. that means 48 units sold between 1 to 6 feb.

    the URA free service should be progressively reflecting those units bought in Jan after CM7 (exercise of options and lodgements of caveats should be around this period). for more info, you need to subscribe to URA paid service Realis, or you can get a agent to provide you the info. Any self respecting agent woud have subscribed.

    forummer here say end 2014. officially 2015 dec.

    i think they hqve built the structure and outer walls of the towers to the top already? but the inside of this project and common areas will take time.

    And at the same time, new sales in OCR continue doing well. Lots of < 1mil deals.
    All these CMs had heavily distorted the market. It's very unhealthy.

    I wouldn't think so,, was there 2nd time last week. besides the normal 10% and 15% for 1 and 2 bedder..nothing else... and oh,, some capitalnd vouchers thrown in also... tat;s all.

    and the TOP date shd be June to Sep next year ( from agent )

    Btw, the showroom thou not very crowded, still has quite a number of viewers when i was there in the afternoon.

    Towards the tail end, they wouldn't have much incentive to discount further for the small balance of units.

    around CNY, they sold out most of the 1200 to 1300psf units. now mostly left with higher floor units from 1400psf and above and mostly big units. the combined higher psf and higher size makes the quantum difficult to stomach. not an issue of whether they want to discount or not coz even if they discount, can't move that many units.

    it is indeed unhealthy. the latest measure should slow OCR volume but it has effectively killed the CCR volume.

    anyone know if leedon residences or Dleedon is on higher ground? Leedon Residences is 12th story, but wonder how high on Dleedon before it clears LR.

    I am being tempted with a south facing unit in block 3

    if u look at the renderings of leedon resi, there is this relatively tall billboard structure for the the 2nd floor penthouse ie #13. also, the per floor height for leedon resi may be a bit more (please check with the agents from both sides to confirm). #13 of d'leedon may or may not get a clear view, i feel even #14 may not get u a "shiok" view. so maybe try to investigate from #15?

    thanks for the analysis, appreciated. the south view would be just commonwealth and buona vista HDB afar anyway.

    The spacing of the blocks looks very good at D leedon, block 3 to Leedon Residences is probably the same distance as that between the blocks.

    is a good project for sure.
    too bad the slanting wall layouts may not be to everyone's liking.

    Buyers keen in this development are either focused on overall price or psf.

    agree. This is my reply to a dleedon agent: quite cheap psf. pity I cannot stomach the quantum.

    there was another thing I did not say: not matter how cheap it is, I need more than 2M for a 3 bedder with small rooms and I could not figure out a proper dinning area.
