    With the reduction of quota next year, COE will go higher when the economy is improving. Long-term properties near mrt with good transportation network will tend to gain with either capital appreciation or even rental. Expatriate may think twice owning a car that depreciates (can be easily 10k/year) than to take taxi, mrt or even buses.

    This morning after my morning run at a stadium, on my way home, saw nag mo expat at bus-stop waitg for bus. Bus stop is next to hdb block.

    It will only be a dream. A 5 year old second-hand car in a few years time will be this price.

    Can walk in over the wkend. Heard its closed on wkday, dont know if its true. Check out the showflat, i thought its very nicely done

    The batch of new car owners in 2008-2009 will likely to scrap their cars in 2013-2014 (5 years). This will create more COEs at lower price, and it will be the time to change cars.

    As long as you have an existing car, it should be ok. It is the FIRST TIME buyers who will be hit. I bought my car in 2009. I can sell it today at a higher price - in short, the price of the car has appreciated after close to 2 years of use.

    Need to get something more "rare" - then with little competition in the resale market, prices usually can hold very firm.

    Take into consideration this development will be ready in 5 year. Factoring in your prediction of value of housing in 5 years time. Eg. pinnacles@Duxton 5 years ago selling 400K+++ consider expensive as $400k+++ can easily get u a condo at OCR region.

    Feel free to comment on why u feel it should be priced at that region. I hope everyone can share their opinion and do not comment on why others might feel that way.

    Take into consideration this development will be ready in 5 year. Factoring in your prediction of value of housing in 5 years time. Eg. pinnacles@Duxton 5 years ago selling 400K+++ consider expensive as $400k+++ can easily get u a condo at OCR region.

    Feel free to comment on why u feel it should be priced at that region. I hope everyone can share their opinion and do not comment on why others might feel that way.

    that means this is a 3 bedder of 1270sf with unblocked views of bukit timah greenery costing just under $2m? i haven't been doing detailed research recently but at the back of my mind, nearby, going to TOP Duchess Residences 3 bedder 1464sf would cost more than 2.5m, 999 year leasehold though but likely no view (maybe even face to face with hwa chong hostel ). i think u need to compare with what else u can get for under $2m to decide.

    right at the entrance of leedon rd there is this big big poster "Duchess Residences For Sale". It's telling you something

    my car selling 100% more than what I am getting and its just an 18 months baby. maybe just sell and top up some more for CCR MM units.

    this my 2nd leg, so dont mind selling...and you know where I stay now anyway someone just signed option for 840psf 2bed for 900psf. Lets see what agent said is true or not in the next few weeks.

    Someone mention the traffic leading out of d'leedon to farrer will be disastrous and I did some research. There are 2 main exits from condo and can split out to 4 road leading to farrer road, holland road and bukit timah road, depends on where u r heading.
