    Ok, but heard the shuttle bus is for 2 years only..not sure how far this is true!

    Yeah River Bay is so much closer to the expressway so more noisy.

    Price at 1,300 PSF sounds pricey when comapred to R38 which is better located, furthermore same developer!

    The shuttle service is 2year is true . now lots of project is near expressway as long is cheap can consider . no choice 8RS already sold 1300+ 99yr . they are 999yr the developer is not hurry to sale and only 147unit . and some more potong pasir is getting higher and higher to 1500+psf .so i think riverbay will easily sold .

    If they selling for 1300spf the people buying for R38 will smile .but i think rverbay selling at 1300spf is possible according to the market now . now suburia like -punnggol sengkeng buangkok already 1000 to 1200psf.

    If Riverbay units go under the hammer for $1,300 per SQF then R38 owners will sure smile, an instant enhancement of R38 value...further R38 looks more pretigious and has a better design.

    Anyway with the maintenance fee which is higher than normal, the bus service should easily be kept running once the MC is formed, don't think it will be an issue, but the idea of sharing it with Riverbay owners!!!

    Ya man, I was looking at Riverbay selling for $1,000 PSf or so considering the cooling measures but if they can sell at $1,300 psf, beside the expressway then I am sure Arsenal will win the English Premier League Title this year lol!

    i dun think they will sell for 1000sqf that is too low . we just wait and see loh allgreen is no hurry to see any way is 999 years. and the beacon height resale price already 1100 to 1300+ . so i dun think the will launch 1000spf .

    R38 is already selling at 1100+ for 2 bedder...what makes u think it will be selling at 1000?

    Well Riviera 38 does have a range from around $1,050 to $1,250...think Riverbay should be cheaper as nearer to expressway

    Of course the market is crazy...so if can hit $,1200 or more better for owners of R38!

    Yah from the market now from 2012 to 2013 1100 to 1200psf for 999 lease or freehold hardly can get in city fringe area , if they selling at 1250 still is affordable and invest.Coz our neighbour at Balestier potong pasir all are selling at 1500psf . 8RS is selling from 1300 for 2bedder already . So I don't think allgreen can't feel the market now they are smart developer . No matter near or away from expressway is not a problem you will see the project full sold . Example : vancaza@east is also near express way the first to sell off is facing expressway . So face is not really abit problem if they dun mind lah .

    Ya this price is very very reasonable, EightRiver Suites is indeed above $1,300, and also EightRiver Suites should be conjested with 862 units, imagine diving into pool on a Sunday and you land on ppl instead of water lol!

    Well the higher Riverbay sells better for R38 owners if you have bought a unit in R38, then all the best!

    when the market is crazy, quite a lot of stuffs are reasonable....suggest prospective buyers to try walking ard the location in peak hours and look across to the expressway. Experience the noise and smoke

    Then of cos, the higher river bay is selling, the happier i will be

    The 797sqft unit is a huge 1-bedroom. With full-sized living, dining and kitchen. So cannot really compare psf.
