R38 is definitely more worth it. Better location as in not so near to CTE, cheaper PSF, bigger swimming pool, and of cos 2014 TOP

Yup will increase if on air-con whole day for the whole house but just the room i think enough liao, living rm and kitchen not neccessary. Anyway double glazing window panel will allow more sunlight to come in with minimum heat into the house so still not that bad.

For bro/sis of R38 and RiverBay, FYI

R38 and Riverbay is located close the only access road from the direction of Changi PIE into mainstream CTE. That's road is very busy and jam most of the time(aftertnoon and evening) due to slow down and jams on the CTE itself. Traffic is ok b'cos slow smooth traffic don't make noise.

IT is the deady SIREN of a rushing ambulance (possibly for Tan Tock Seng Hospital) snaking along the jammed pack access road onto the CTE that's the Killer.

New hdb nowadays are also very sophisticated in their face paint. No more bright and gawdy colors like outram style.
