    Great location in the centre of everything - Parkway Parade & Katong.

    Compare to the Shore Residences (103 yrs leasehold), this freehold devt is a steal!

    However, the penthouses psf is higher than normal units ($1400 to $1500 psf). Guess the developer wants to clear normal units first before the penthouses.

    Are my eyes seeing right or is there a horrible looking multi-storey carpark that immediately cheapen the place? Some developers really cut corners. Why cant they build underground carparks and let residents enjoy the landscaping on the ground?

    Paramount Hotel is sleazy too with all the Filipino pubs.

    Personally, I prefer multi-storey carpark since this development is near the main road and sleazy pubs beside. There is also a noisy Indian temple (every evening) right opposite. So the higher floor you stay, the better (noise reduction).

    Those who bought units facing the pool and thinking of seaview may be disappointed when the landed houses behind gets enbloc!

    Also, only 3 commercial units - dunno if these will turn into massage parlours or sleazy pubs.

    Because of all these factors, the psf is fairly steep, apart from the prime location.

    The land behind is big enough to make another similar devt like Moda. If I'm a potential developer, I would try to buy them up!

    Most landed owners there are retirees who want to die there... some agents tried before but all ended up O-Ba-Ka as the landed is not governed by 80% rule. Only possibility is force acquisition by garment but unlikely...

    Marine Point Condo not far away twice en-bloc also no taker as they asked for sky ...

    I was at Moda last sunday and walked off less that 5 mins after seeing their low quality finishes ... Parc Seabreeze opposite Parkway still a better bet..

    Why not wait for currency to plunge 15% to 20%? The chance of it happening is definitely very high.

    Off course will devalue if print more, but for sure that not for SGD .

    USD gain within a week from 1,39 to 1,42+ ( print more $$$ )

    Euro plunge within a week from 2.05+ to 1.93+ ( print less $$$ )

    Looking forward to the new Katong Mall! It's going to have cinema, gourmet supermkt and alfreso dining! Breadtalk group (chain of foodcourts, bakery shops and restaurants) has already expressed interest in leasing the space. Definitely it'll bring some good appreciations on the nearby property prices.

    A cinema is all I am looking forward to, there is no cinema from Tanjong Rhu to Tampines.

    Dun think a cinema in Katong Mall can influence price increase in Tanjong Rhu or even Siglap! It's just too far away by foot. If drive, anywhere is near.

    So only those properties within walking distance to Katong Mall will have significant upside impact! And Moda is one!!!

    Moda's launch high of $1,239 psf, set in December 2009, has been broken.
    The nëw hïgh is now $1,273 psf!

    I almost secured a unit there early this year at $1200+ psf. Bec I didnt like the attitude of the agent, so I backed out. Still, it is a good development to invest.

    All offers go to one particular agent or manager to filter. And it's tat particular person I didn't like. Anyway, I bought another property which appreciated higher, so good for me, & good for the agent & developer cos they can sell higher now.

    In every project, there will be an IC or otherwise known as project manager. He/She is normally the one liaising directly with the developer and blocking out units etc. I suggest you find a few good ones and put them in your pocket. You will be surprised by the amount of discounts people like them can offer.

    They are not interested in the amount of commission earned when u buy through them as their targets are to move as many units as possible for the developer. This normally applies when you are buying multiple units. They need you and you need them: Win-win situation.
