    This is NOT ORIDNARY LeaseHOLD. It is a FREEHOLD land, whose title is held by the developer. Essentially PURE RENTING for 99 years. Forget about Enbloc.

    99LH on gov land is VERY DIFFERENT from 99LH on private land.

    This thinking/view needs to be corrected.
    The Ng family is not keen to take the land back.

    Their thinking is like this :

    Lease out the land on 103LH, then 20 years later, owners will be motivated to find the highest bidder for the land to be enbloc. The Ng family will then charge for the top-up of the lease and become a landlord like the government.

    If you are late Mr Ng, this is how you think to ensure your next next next generation get to benefit.

    Taking the land back after 103 years is certainly not the way to go.

    Ive never been a fan of this project. Plenty of other better ones to choose from in the amber area. The seaview, one amber, amber residences, even silversea are wiser choices.

    Default Record PSF for The Shore Residences

    The Shore Residences just sold its penthouse unit 2,766 sq.ft for $4.9 million. That comes to about $1,771 psf. This is an amazing feat considering 1/3 (32%) of the 2,766 sq.ft comprise of Void, balcony, aircon ledge and the open roof top. And to top it all, this unit has a good view of the landed property with no sea views.


    I went up to the penthouse showroom with my Indonesian client and he and myself dont really like it. The roof top is useless as there is no pool or anything interesting up there, there is a big empty void above the balcony which has been calculated as part of the built in space, not to mention another void above the living room.

    Dear home owners of The Shore Residences, over the past few months I have consolidated a number of Interior Designers and Home Improvement businesses to provide better deals for us home owners. It is also possible to organize a group buy with them to strike a even better deal.

    I have been trying to reach Condo Singapore for sticky threads so everyone can benefit from the site. However I have yet to get a respond so meanwhile I can only post in individual threads.

    It would be great if you guys can input what other products/services you are keen so I can look for the relevant businesses and see what they can offer.

    Looks like this condo is going to TOP very soon. A penthouse unit (2766 sq ft) was sold in Dec for $1970 psf. Is this too expensive for a 103 yrs leasehold condo in the area?

    nothng is too expensive. the higher the better!!

    imagine if this is 1970 psf, what will the seaview be? silversea? and how about the meyer road condos?

    Yes, will be good for those vested in the area. It will be interesting to watch the transaction prices of The Shore and the nearby MODA along east coast road. I think these 2 will TOP in Jan 2014. Katong V (between both of them) is now opened and there is a NTUC finest on the ground floor, with other shops, cafe and resturants.

    my opinion on a few selected condos:

    1. the shore - actually turning out nicer than i thought it would! landscaping looks good, entrance not bad. a little cluttered inside but still acceptable. location wise, its along amber road, but of course cant compare with the seaview. im not sure if it has a back gate like seaview does, so its closer to walk to parkway - someone can enlighten me on this one. overall, not a bad project. pity the 103LH status in a sea of mostly FH condos.

    2. silversea - probably the most hyped project in amber. 99LH. of course, offers one of the best sea views. nice new-age facade. i personally dont like the entrance at the roundabout. price wise, very high compared with surrounding condos, so you're pretty much paying for the view.

    3. moda - blackhorse, underdog, low key, whatever u wanna call it. was launched at a v affordable price. i like the location - yes its along the busy east coast road, but it offers easy access to both katong/east coast eateries, and also parkway/112. facade is alright, interesting greenish windows.

    Of the 3 u mention shore will be the better of the lot. But personally my fav there is still sea view .

    Views are from premium stack 1 , Tower A1 high floor.

    Views overlook city view behind katong shopping mall, Seaview, Silversea,
    Pocket view to parkway including able to view ships at the east coast sea.

    Facilities include 50m pool, sand pool, 5 villas, gym, 2 tennis court, children playground and others.
