    Default Caspian - How is the subsale market?

    Anyone know about the sub-sale market for Caspian? Don see much movement from URA site.

    I know these pair of $929-psf subsales have set a new high for Caspian.

    Studio unit always high $psf...for normal 2 rooms and 3 rooms is where the $psf are usually based on...large unit low $psf...

    heard now got one agent from OrangeT is going around asking who wants to sell studio at Caspian...his offer i heard was S$800psf... dont want to cry or laugh...when hear this...

    Heard he offer S$800 psf to buy 4th floor studio (463sqft) at current market...

    so works out to be 463sqf X S$800 psf = S$370,400 ...u tell me high or low?

    Sub-sale mkt super quiet, buyers like me will wait, cos sellers (some of them got buyers' remorse i think) are trying to sell at sky-high prices. my agent told me the sellers are quite naive and unreasonable now, so that's why buyers like myself are waiting to pounce! this is esp when there are many speculators who will be more frightened when TOP nears, and then panic sell.

    When TOP comes, that is when the action starts...Caspian is so popular among our friends from PRC....

    Another opportunity is when Buyer should have pounced when the project has just been launched...the subsale price of caspian units have already pushed the neighbouring condo Lakeholm price up....unless the new plot of land next to caspian has lower tender price than caspian...that will cause the surrounding condo price to go down...but make a guess, how high a possiblity will this happen??

    thot of giving up my Caspian 2+1 unit (Level 6) and buy Parc Vista，how much can I ask for now?

    can first check caveat at URA or check with a few agents, they are more than happy to tell you...
