    What do you make of this property - how does it compare to the other River Valley projects?

    Firstly, this part of River Valley is part of Tanglin D10 instead of the Orchard D9 part which makes up most of River Valley "proper". The entrance to this part of River Valley is marred by the illegal parking at the eating places situated there.

    Secondly, there are a lot of old and run down apartments lining both sides of this part of River Valley. It makes for an eyesore.

    Thirdly, we believe this part of River Valley when cleaned up, will be just as nice as if not better than the more expensive "Orchard" part of River Valley, owing mainly to the existence of classy neighbourhoods like Nathan Road and Jervois Road.

    Lastly, this seems like an ideal place for investors to come in at the moment. Right now prices in this part of River Valley are still hovering around the $1000 psf to $1200 psf range, which is grossly inconsistent with prices in the rest of River Valley (D9). At this price range, we believe there is massive value yet to be unlocked.

    Reviving an old thread.

    Anyone has a view about a unit at Shanghai One going for $1050psf? Is this a comfortable price for home-stay? Low floor.

    What do you think is a fair value for a place here?

    ok this is personal opinion ..

    i used to visit a friend staying at Charleston ..opposite shanghai One ..i always thot it is very nice. .

    i realised tat as i drove out of Charleston's basement carpark .. the head light shone directly into the 2nd and 3rd fllor unit .. i am not sure the unit number .. but is the 2nd and 3flr unit ..at the corner facing Charleston gate ..

    Pardon me.. but what is orchard gudang?

    Anyone can give a comment about the Shanghai One unit? Above 7th floor. At 1150psf. Is it a worthy buy? I need to make a decision quick cos I missed out the previous one.

    Orchard gudang is the infamous stretch of road where during the wee hours in the morning, a bunch of Fast And the Furious wannabes with their heavily modded cars race down the road, disregarding any road safety and emitting both noise and air pollution...

    yes every night sure got cars racing thru the road from Lower delta thru river valley road .. pretty noisy but short while only

    but soon construction will start on one side for RV Suites, and on the other side Nathan Residences and maybe even in front, ... can be a noisy dusty 2-3 yrs ...

    otherwise , location is superb .... walk to Boon Tong Kee, 5 Stars chicken rice ..24 hr indian food .. Zion mkt, great world city , Valley point cold storage , foot/body massage, etc etc .. constant flow of taxi .. in the morning maybe 5-8 mins car ride to Raffles place ..

    Those days were really fun. Until the vious and kia wannabes started to join in, and made everything really dangerous.

    i've been looking around at this area too. i realised that there are something like 30 units on sale for shanghai one.

    for a development with 50+ units, more than half the owners are selling.

    any comments from owners or nearby residents why this is so? is it due to the construction that will start at Nathan Residences and The Mercury?

    I think it is unavoidable. Firstly, the from the initial launch until now, the prices around the area has gone up quite a bit. A quick profit is always tempting.

    Secondly, the set up for the units is conducive for speculator. Small quantum, high flipper.

    I share with you, i have been playing property for the last 20 years. the objective is always to hold long term and build up a rental portfolio. But everytime some one offer me a decent price, i am still tempted....

    These 30units,some/most are actually of same units. IN fact it maybe kust 15-20units for sale.
    Etc i alway engage few agents,to source their buyers,investors,or speculators. Therefore i can have a better offer.

    Was looking around the area too. Saw Studio 3 units a few blocks down some time ago. Very modern, furnishings for toilets, kitchen etc done by the developer was really nice, even nicer than those from some of the bigger developers at D9 and 10. But alas, asking price was too high.

    not sure if there really was 30 units for sale .. maybe duplicate advertisements ..

    i used to stay at Charleston ..across Shanghai one .. i think its facing not so good .. they get really bad afternoon sun ... and the other side will be facing / blocked by Nathan residences soon .. hence i think you see more seller ..

    i also agree with another .. that Studio 3 is nice ...
