    This is interesting....only 81 units.....very exclusive...and land parcel will be bigger than those 30plus size units developments.

    The land cost for this project is less than $300 psf, so i guess F&N shareholders must be smiling to know it will be selling at $900 to $1000++ psf.

    I wouldn't pay anything more than $700 psf for this area. It's suicide.

    But even the nearby wembly residences selling at $800-900+ psf, so this one should command a slight premium over that.

    haha.....typical human thinking..want "fresh" and want "cheap" mentality.....that is what everyone said during the last quarter of 2008. And that prices will drop and spiral downwards and to wait until end of 2009 to go and buy cheap property at the bottom of the recession.

    If you can't afford, then buy resales HDB bah...confirm can get less than $700psf and at Serangoon Central just next to NEX and NE MRT Line.

    Any update on the Special Preview?

    Since the HL 400 units 99LH Serangoon Ave 3 project expects to be sold at over S$1Kpsf, this should represent a good deal.

    This area is getting a new "life" with the recent new development and recent collective sale of Kovan Centre.

    For those who are eying this eye and do not wish to pay premium, may consider older projects such as :

    -78 Yio Chu Kang
    -Highland Condomonium
    -Kovan Residents
    -Highland Centre
    -Simon Plaza

    and much more.

    Believe their asking price is less than $850/sqft....

    That's why getting a new unit at a premium, over a resale unit, will always be attractive.

    Yes, it's OCR. D19 is only OCR. It's another of my "copying" mistake.

    Actually not all D19 is OCR, part of D19 is RCR

    Fully agree. Way to go, Kenshinto! Some people are just not realistic. Those who waited in 2009 for prices to drop can wait some more ,may until 2019 for prices to drop since recession is a 10-year cycle.

    Appreciate views on the pros and cons of both projects. Both projects are side by side but WR priced lower psf. Understand WR sold very well since Oct 09 and only left few units now. Are they good buys? Thanks!

    D19 is pretty big you know ... OCR is outside central region ... RCR is rest of central region (i.e. still quite within the central lah)
