    So has this development been officially launched? Did not recall seeing any advertisement in the newspaper. Or all 33 units fully sold liao?

    The project was launched on 17th Oct 09. Small apartment site with only 33 exclusive units. So far 40% sold.

    Not too sure if developer (Tong Eng Brothers) will put up advertisement in the coming days.

    Average $psf = $930 psf

    With the same price, i can get D15 new project like Elliiot, or those to be top soon like Grand Duchess

    The lap pool is 18m or 13m? Very confused here as the original post by agent said 18m lap pool.

    Went to view this project last week.

    Just to point out that the pool is indeed 18m and not 13m as brought up by Laguna. Probably Laguna went to another project and mistaken it for Wembly Residences. The agent told me that 18m is indeed the correct length and where did I come up with 13m.

    Overall, was quite disappointed by this project. Agent initially mentioned that got 10% discount. it turns out that after 10% discount psf is around $900 to $920.

    Points which I dislike:
    (i) The wardrobes wood quality not good. Overall cheap and casual look.
    (ii) The Masterbedroom size is quite tiny.
    (iii) the Masterbathroom DOES NOT have a bathtub. It is a standing shower. Even if one decides to add in Bathtub, there will not be adequate space.
    (iv) For a 1 Million dollars apartment, the Living and dining room area are only given homogeneous tiles. Whole apartment looks quite cheap. No one will believe you paid $1Mil for it.
    (v)Pool facing units appeared too close to one another.
    (vi) Near to the upcoming Serangoon Mall and North East/circle line MRT station. However, it took me around 18 minutes to cross the road and cut through the HDB to reach the MRT. Having at least one car in the family is essential if you want to stay there.

    Points which I like:
    (1) The wardrobes given, reach full ceiling height thus optimising space usage
    (2) Living and dinning room have very tall ceiling of 3.3M.
    (3) Near to Chomp Chomp and other good eating place.
    (4) 18M X 4.2M lap pool. Not bad for such small development. Some only have 10-12metre pool.
    (5) Clubhouse facility for small apartment status project. Not bad.
    (6) Freehold status
    (7) Stone's throw to Serangoon Stadium. Good for those who likes to jog on tracks.

    I was around the area last week, saw the building already topped out. Already first coat of paint one and I must say it looks.................odd.

    Hopefully, it will get better when it TOP.

    - pool is only good for dips, can't swim
    - with extra facilities (eg clubhouse) maintenance is going to be high (not now, but in future for sure)
    - harder to sell as frequency of psf increases much lesser than mass-market condos
    - strictly for niche group of apartment lovers
