    Default the serennia

    Dun mean to ruffle any feathers. Happen to drive pass the showroom & stop n take a look..

    There were about 20 'sharks' attacking me.... showroom is empty. Last month go showrooms all agent bo hiu me...

    Qns: Is the bubble going to burst soon?

    I was told by an agent that the average cost if $1,000psf....!!

    Looks like one of the smallish projects. What do u expect? Hundreds to crowd the showflat?

    yeah man, this kind of junk project, haven't even heard of it. everyone gone to elliot at east coast.

    If i am not wrong, this project is in Pulasan Rd...Joo Chiat area. I was driving around on Sat and saw that they have a "showroom" in Ceylon Rd.....went there around 3.15pm and seems like i was the only one there with about 10 agents hanging around.     Was thinking....damm man....developments near Joo Chiat can also ask for more than $1K psf...we must all be really out of our minds...the property market is getting out of hand....and what govt intervention? Developers dun care what measures the govt take....seems like a slap in the face of Mr Mah as nothing being done so far has any effect on this craze so far.

    Oh another boring looking Langsat, Lenox, One@Pulasan, Fruition look-alike...

    (oh did I just mention almost all of the developments around there?)

    yeah, these + even more of these further down along all the lorongs of telok kurau. terribly uninteresting to look at, lacking facilities, adding to further congestion along the already narrow roads, yet extremely profitable for developers. fragrance boss made it to forbes rich list of singapore building many of these.

    Hi guys,

    I went to the sales office last week and they claim that over 60% has been sold! i checked the caveats and only 3 studios plus 1 penthouse was sold.

    Anyway, the finishing is really poor. The living room flooring is homogeneous tiles which is the same as HDB finishing. Mostly ceramic tiles are used. Asking is still 1000psf there about.

    Missed all-time high $1,080 psf by $55 psf.

    9 units sold as of 31 January 2010.
    Did they sell more units during February?

    Hi reporter,

    The sales office was very quiet despite it being a saturday afternoon. I am surprised to see a 680 psf transaction. Thats very cheap. maybe its another penthouse unit.

    ... "so far" means up to 3 March 2010 ...

    Oops my bad...It will sell out eventually when overall market has risen to another unseen level or when Katong Mall has been revamped by 2011.

    According to URA, in the month of February, 5 units of The Serennia sold between $900 to $930 psf.

    It's a friendship / internal discount price between Developer and buyer.

    1000 psf to 680 psf... that a big discount, must be lagi good fren..probaly breakeven price.

    This picture is for the 3 bedder dual key unit @ stack 1. I think developer designed this room with the kitchen like this but didn't cater for separate fridge and washer areas. The fridge is supposed to be at the spot where washer in the picture is. Perhaps a front load washer with a mini bar placed above it is the appliance layout intended by develoPer. (that means you get your martini shaken not stirred) There is also plenty of non-baywindow floor space and balcony which maybe another place to locate the washer or fridge. It looks like the doing of the landlord or previous tenant.
