    Default Price of ECs?

    Hi
    Any comments on the prices of resale ECs (Exec Condos)?
    With the new DBSS prices set so high, is a resale EC considered a steal?
    They have full facilities compared to DBSS which is still public housing...

    However a check on the current prices show they are still very much cheaper than L99 condos nearby.

    Do ECs generally command a lower price where ever they are located?
    I see very varied range.
    Those in Jurong, Woodlands are selling at 500+K only
    While those in seng kang at 600K and those in Simei/Tampines are 700k.

    what the size u saw for 700k.??

    not necessary. check Bishan Loft.
    it is not cheaper than other Bishan condo.

    Try Lilydale. Few months ago... $550k would land you a 3 bedder... Price now is around $600k

    look at the age of the EC ..

    EC has a lock in period .. within first 5 yrs ..owners aer not allowed to sell ..
    between 5-10yrs they can sell but only to citizens and PR

    after 10 yr they are like any private condos ... foreigners also can buy ..

    so choose one thats on a good location .. 5-10 yrs is good value ...

    which is why i have been telling people to buy Windermere / Yew Mei Green at Yew Tee, so near to MRT .. as opposed to buying Caspian or Warren at CCK

    Is YM Green really that near to MRT? It doesn't appear to be so when I passed by that long time ago ...

    I gernerally think that EC gives pretty good value than those 99LH private. Look at The Rivervale in Sengkang. It's only about 500 psf. The KPE allows you to drive from Sengkang to Marina well within 25 mins during the morning peak hour. It has Punggol park arcross the road, MRT within 300m, LRT within 100m, shops and supermarket in the neighbourhood.

    Windermere is nearer to MRT but just slightly .. YM Green is not far either ..walkable i would say 10 mins walk ..
