    Default False Ceiling

    Hi fellow residents, I am waiting to collect keys. Meanwhile may I know whether is there false ceilings for all bedrooms and living rooms? This will help to prep for reno. Appreciate a response. Thanks!

    for lighting you might want to consider using those ultra thin LED down light, that way you can reduce the thickness of the false ceiling and make the place look more spacious

    Thanks for the valuable feedback, will consider on ultra thin LED lights. Will have better pictures upon collection of keys.

    Yes, all internal partitions. Noise level is mostly cut out with windows n doors closed.

    Yes, the substation is located near the block 95/tennis court.

    All are false ceiling except the living room, probably to create the higher ceiling effect.

There are some pleasant surprises e.g. very nice tiles that almost match the compressed marble quality, the study room that is actually large enough to just accommodate a single bed and high ceiling (3.3m?) for my patio unit.

    Is the maintenance fee for patio and upper unit the same?
    I remember pmet.. bought a corner end patio unit during launch but sold it only after few months..

    Worked out the maintenance fee based on a letter on survey fee which showed a few more units'.

    4 Br; 3+1; 2+1 patio: $434.42
    4 Br patio; 3+1 patio: $496.48
    2+1: $372.36

    This should be a norm for condo because you need to run cables for your lighting and ceiling fans before installing the false ceiling.

    I reviewed my photos of the ceiling:

    False ceiling at entrance of house, kitchen, toilets, corridor to rooms, entrance of master room. Living room and bedrooms are true ceiling.

    But the master and living/dining are dimmable switches. The rest are normal switches. So it is rather complicated for lighting.

    Not that complicated with today lighting technology.

    For dimmer switch you cant use traditional PLC bulb, so you need to either change that to normal switch OR you could buy those dimmable down lights. I saw these new generation of LED lighting at shop near jurong east, opposite Chinese Garden MRT, there is shop call pentech or pantech, cant remember.

    This is a good way to kill the LEDs and the driver. Better not. Thanks for suggestion.

    These LED lights are designed to be dimmable.

    I'm not too sure. Based on my intensive research on LEDs, it is better not to have dimmable electronics. My JB house is on full LEDs by the way, but I hesitate to install if the HT switches are designed to be dimmable, because I think LEDs technology still has quite a long way to go. The driver usually dies after 2 years and it is not easy to pull the recessed LEDs out of false ceiling. Maintenance wise CFL is the way to go.

    I suppose 3 Br will either be $372 or $434, as the share value could be either 6 or 7. Then e fee is $58 per share value * 1.07 for GST.

    Unless there is share value of 6.5?

    I have one dimmable from philips which has been running for 3 years now. So far no issue at all.

    but like I said, you could either change to the dimmable switch or use a dimmable LED lights.
